Landscaper service in Franklin, MA

If the lawn feels spongy, thatch is the problem

Looking for dethatching in Franklin, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Dethatching is the lawn service people do not know they need until they see the pile. A thick thatch layer makes a lawn feel spongy, sheds water, shelters grubs and fungus and blocks fertilizer, so the more you feed and water, the worse it looks. Franklin homeowners have relied on us as their local landscaper for years. So we bring that same approach to every dethatching job in town.

We check the thatch depth first, because a thin layer is healthy and deserves to stay put. When it is over half an inch, we power rake the lawn to pull the dead material out and remove it. Then we follow with overseeding and a feeding, so the lawn fills back in thicker than before. Combined with core aeration, it is the reset an old, tired lawn needs.

Why Franklin, MA homeowners call Ten Four for Dethatching

Franklin is the largest of the towns we serve and one where we do a great deal of work. That work runs from the neighborhoods around downtown and Dean College to the subdivisions off Route 140, Lincoln Street and Pleasant Street. It is a mix of older homes near Main Street, dense 1990s and 2000s developments with tight setbacks, and condominium communities that need reliable grounds care. We also handle commercial properties in the industrial parks near Interstate 495 and Forge Park.

Soils in Franklin change block by block. Much of the town is glacial till with plenty of stone, while the low ground near Mine Brook, Uncas Pond and the Charles River holds water and stays soft. Heavy clay pockets are common in the newer subdivisions where builders stripped the topsoil during construction. That is why so many Franklin lawns struggle with compaction, moss and standing water until someone actually corrects the soil instead of covering it up.

Dethatching benefits for Franklin, MA properties

  • Water, air and fertilizer reach the roots again
  • Fewer grubs, fungus and disease problems
  • A thicker, greener lawn after overseeding
  • Better results from every other lawn treatment
  • A lawn that responds instead of just surviving

Problems we fix most often

Most people in Franklin call us about dethatching because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A lawn that feels spongy and springy underfoot
  • Water running off instead of soaking in
  • Fertilizer that does not seem to do anything
  • Brown patches, fungus and grub damage every year
  • A lawn with years of mowing and feeding behind it that never improved
  • Dead material choking out new growth

What’s included

  • Thatch depth check and honest recommendation
  • Power raking across the lawn
  • Removal and haul-away of thatch
  • Overseeding to fill in thinned areas
  • Feeding to speed recovery
  • Optional core aeration for compacted soil

Above all, every one of those items is part of the price we quote, not an upsell. When we scope dethatching for a Franklin property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Dethatching works in Franklin, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a dethatching job runs in Franklin, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Check the thatch

We measure the layer. Under half an inch is normal and we will tell you so. Over that, dethatching pays off.

02

Power rake

A dethatching machine pulls the dead material up from the base of the grass across the whole lawn.

03

Remove it

We rake, collect and haul away the thatch, which is often a surprising amount of material.

04

Seed and feed

Overseeding and a feeding help the lawn recover quickly and fill in thicker.

What drives the price

Honest answer: we price dethatching in Franklin, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn square footage

Thatch thickness and how much material we have to remove

Overseeding and fertilizer added

Combining with core aeration

When to schedule Dethatching in Franklin, MA

Early fall is the best time for cool-season lawns, when the grass is growing strongly and can recover fast, with late spring as a second option. We avoid dethatching in summer heat or when the lawn is under stress. Pair it with fall aeration and overseeding for the biggest improvement.

Signs it’s time to call

  • The lawn feels spongy when you walk on it
  • Water beads and runs off the surface
  • Grass is thin and brown despite feeding and watering
  • You can see a thick layer of dead material at the base of the grass

Why choose Ten Four for Dethatching in Franklin, MA

Certainly, plenty of people will quote you dethatching in Franklin. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • We check before we sell it — if the thatch is thin, we tell you to skip dethatching.
  • Removed and hauled — the thatch leaves the property, not just the lawn.
  • Paired with recovery — seeding and feeding so the lawn comes back better.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Franklin from our yard at 2570 West St in Wrentham, about fifteen minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

Dethatching questions from Franklin, MA customers

How much does dethatching cost in Franklin, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for dethatching in Franklin, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is thatch?
A layer of dead stems, roots and debris between the grass and the soil. A thin layer is healthy; a thick one suffocates the lawn.
How do I know if my lawn needs dethatching?
If it feels spongy, sheds water or has more than half an inch of dead material at the base of the grass, it needs it. We check and tell you honestly.
Is dethatching the same as aeration?
No. Dethatching removes the dead layer on top; aeration relieves compaction in the soil. Many lawns need both, and they work well together.

More Dethatching questions, answered

When is the best time?
Early fall, when the lawn is growing strongly and can recover. Late spring is the second-best window.
Will the lawn look worse afterward?
For a couple of weeks, yes; dethatching is aggressive. With overseeding and feeding it comes back thicker within a month.
How often should I dethatch?
Only when thatch builds up, typically every few years. Regular aeration and proper mowing slow the buildup.

History

Franklin was first settled by Europeans in 1660 and officially incorporated during the American Revolution. The town was formed from the western part of the town of Wrentham, and it was officially incorporated on March 2, 1778; its designated name at incorporation was to be Exeter. However, the town's citizens opted to call it Franklin, in honor of the statesman Benjamin Franklin, the first municipality in the United States to be so named.
It was hoped that Benjamin Franklin would donate a bell for a church steeple in the town, but he donated 116 books instead, including Night-Thoughts, James Janeway's Invisible Realities, and the works of John Locke. On November 20, 1790, it was decided that the volumes would be lent to the residents of Franklin for free via its library, which has been in operation since then as the Franklin Public Library making this the oldest running public library in the nation. The Ray Memorial Library building was dedicated in 1904. In 1990, on the library's bicentennial, its staff published a booklet, "A History of America's First Public Library at Franklin Massachusetts, 1790 ~ 1990" to commemorate America's first public library and book collection.
