An outdoor kitchen turns the patio into the most-used room in the house

Looking for outdoor kitchens in Franklin, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Outdoor kitchens are the upgrade that changes how a family uses the yard from May through October. Instead of running in and out of the house all evening, the cooking, the drinks and the conversation all happen outside. You get a counter that does not wobble and a grill you never have to drag out of the garage. Franklin homeowners have relied on us as their local landscaper for years. So we bring that same approach to every outdoor kitchens job in town.

We build the kitchen as a permanent structure on the same compacted base as the patio and frame it in block or masonry. Then we finish it in stone veneer or matching pavers and top it with granite, bluestone or concrete counters. We set built-in grills, burners, refrigerators, sinks and storage into the frame. Then we coordinate the gas and electrical work with licensed trades, so the whole thing happens right and happens once.

Why Franklin, MA homeowners call Ten Four for Outdoor Kitchens

Franklin is the largest of the towns we serve and one where we do a great deal of work. That work runs from the neighborhoods around downtown and Dean College to the subdivisions off Route 140, Lincoln Street and Pleasant Street. It is a mix of older homes near Main Street, dense 1990s and 2000s developments with tight setbacks, and condominium communities that need reliable grounds care. We also handle commercial properties in the industrial parks near Interstate 495 and Forge Park.

Soils in Franklin change block by block. Much of the town is glacial till with plenty of stone, while the low ground near Mine Brook, Uncas Pond and the Charles River holds water and stays soft. Heavy clay pockets are common in the newer subdivisions where builders stripped the topsoil during construction. That is why so many Franklin lawns struggle with compaction, moss and standing water until someone actually corrects the soil instead of covering it up.

Outdoor Kitchens benefits for Franklin, MA properties

  • Cooking and hosting outside without the back-and-forth
  • A permanent, level, weatherproof kitchen that lasts
  • Counters, storage and seating that make the patio a room
  • Real value added to the home
  • Everything coordinated by one crew instead of five contractors

Problems we fix most often

Most people in Franklin call us about outdoor kitchens because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A grill on wheels and a folding table that never look right
  • Running in and out of the house all evening
  • A prefab kitchen kit that rusted or cracked in two winters
  • A counter that wobbles because it sits on pavers set on soil
  • No plan for gas, water or power, so nothing works right
  • A patio with no place to gather while someone cooks

What’s included

  • Layout and design matched to the patio and how you cook
  • Compacted base and patio surface for the kitchen area
  • Block or masonry frame with stone veneer or paver finish
  • Granite, bluestone or concrete countertops
  • Built-in grill, burners, refrigeration and storage cutouts
  • Coordination of gas, water and electrical with licensed trades

Above all, every one of those items is part of the price we quote, not an upsell. When we scope outdoor kitchens for a Franklin property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Outdoor Kitchens works in Franklin, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a outdoor kitchens job runs in Franklin, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Plan the layout

We map the cooking zone, prep space, bar seating and where the gas, water and power will come from, so the kitchen works the way you cook.

02

Build the base

The kitchen sits on a compacted stone base with the patio, never on pavers over soil, so the counters stay level.

03

Frame and finish

Block or masonry frame, finished in stone or pavers to match the rest of the hardscape, with counters templated and set.

04

Install and connect

We set the appliances, and licensed trades we coordinate for you connect the gas, water and electrical.

What drives the price

Honest answer: we price outdoor kitchens in Franklin, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Length of counter and the number of appliances

Countertop material and stone or paver finish

Gas, water and electrical runs and the trades required

Patio work and a fire feature or seating added at the same time

When to schedule Outdoor Kitchens in Franklin, MA

We build outdoor kitchens spring through early winter, usually as part of a patio project or an addition to an existing one. A kitchen planned over the winter can be ready by Memorial Day; one started in late summer is ready for fall cooking. Appliance lead times can be several weeks, so plan early.

Signs it’s time to call

  • You cook outside most nights all summer
  • Your guests end up outside while you cook, and you want to be out there too
  • You are planning a new patio and want it to be more than a slab
  • Your grill setup looks temporary because it is

Outdoor Kitchens questions from Franklin, MA customers

How much do outdoor kitchens cost in Franklin, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for outdoor kitchens in Franklin, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What does an outdoor kitchen include?
Most include a built-in grill, counter space, storage and often a refrigerator, side burner and bar seating. A sink and water are optional. We build to what you will actually use.
Can you add a kitchen to my existing patio?
Yes, if the base is sound. If the patio sits on soil, we rebuild that section so the kitchen does not settle.
What counter material is best outdoors?
Granite is the most durable and popular. Bluestone and sealed concrete are also good choices. We avoid materials that stain or crack in freeze-thaw.

More Outdoor Kitchens questions, answered

Do you handle the gas and electrical?
We coordinate licensed plumbers and electricians as part of the project, so you do not have to manage them.
How long does it take?
Two to three weeks for the kitchen itself, longer if it is part of a full patio project, plus appliance lead times.
Should I get a pergola or roof over it?
Many customers add a pergola or pavilion for shade and rain. We can build the kitchen so you can add a structure now or later.

Franklin history and geography

History

Franklin was first settled by Europeans in 1660 and officially incorporated during the American Revolution. The town was formed from the western part of the town of Wrentham, and it was officially incorporated on March 2, 1778; its designated name at incorporation was to be Exeter. However, the town's citizens opted to call it Franklin, in honor of the statesman Benjamin Franklin, the first municipality in the United States to be so named.
It was hoped that Benjamin Franklin would donate a bell for a church steeple in the town, but he donated 116 books instead, including Night-Thoughts, James Janeway's Invisible Realities, and the works of John Locke. On November 20, 1790, it was decided that the volumes would be lent to the residents of Franklin for free via its library, which has been in operation since then as the Franklin Public Library making this the oldest running public library in the nation. The Ray Memorial Library building was dedicated in 1904. In 1990, on the library's bicentennial, its staff published a booklet, "A History of America's First Public Library at Franklin Massachusetts, 1790 ~ 1990" to commemorate America's first public library and book collection.
