Landscaper service in Plainville, MA

Every good project starts with the site done right

Looking for sitework in Plainville, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Sitework is the part of a project nobody photographs and everybody depends on. The grade that keeps water out of the basement, the compacted base under the driveway, the trench for the drain line and the restoration after the pool company leaves are all sitework. All of it has to be right before anything built on top of it can be. Plainville homeowners have relied on us as their local landscaper for years. So we bring that same approach to every sitework job in town.

We run our own excavators, skid steers and compaction equipment. So we can handle a yard restoration after a septic replacement, a driveway base, a drainage trench or the excavation for a full landscape project. There is no waiting on someone else. We shoot grades with a laser, manage spoils responsibly and leave the site clean and ready for whatever comes next.

Why Plainville, MA homeowners call Ten Four for Sitework

Plainville sits just south of our Wrentham yard along Route 1, so it is one of the shortest drives we make. The town is a mix of established neighborhoods off South Street and Messenger Street, newer developments toward the North Attleboro line, and homes around Turnpike Lake and Lake Mirimichi. There is also busy commercial frontage on Route 1 and Route 152 near Plainridge Park. Many of our Plainville customers are homeowners who want one reliable crew for the whole property instead of three different vendors.

Plainville soils run sandier and better-drained than the ledge-heavy ground to the north, especially along the Ten Mile River and the wetlands on the west side of town. But sandy soil brings its own problems. Lawns burn out in August, fertilizer leaches away before the grass can use it, and plantings need real soil amendment to establish. We also see plenty of stone and hardpan in the older neighborhoods, so we never assume what is under the surface until we dig.

Sitework benefits for Plainville, MA properties

  • Water moved away from the house for good
  • A yard restored to lawn and beds after construction
  • Bases that stay flat under driveways, pads and hardscape
  • One crew with its own equipment instead of a chain of subcontractors
  • A site that is ready for the next project

Problems we fix most often

Most people in Plainville call us about sitework because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Water running toward the house because nobody ever graded the lot properly
  • A yard destroyed by a pool, septic or foundation project and left as dirt
  • Stumps and brush taking over the back of the property
  • A gravel driveway that washes out every spring
  • A pad or shed base with no compaction under it
  • Waiting weeks for an excavator to fit you in

What’s included

  • Excavation and trenching
  • Rough and finish grading to move water away from structures
  • Compacted base for driveways, pads and hardscape
  • Brush clearing and small stump removal
  • Site restoration with loam and lawn after construction
  • Drainage installation and material hauling

Above all, every one of those items is part of the price we quote, not an upsell. When we scope sitework for a Plainville property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Sitework works in Plainville, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a sitework job runs in Plainville, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Look at the water

Every site plan starts with where water comes from and where it needs to go. We shoot the grades and plan the drainage before we dig.

02

Excavate and grade

Our own equipment handles the excavation, trenching and rough grading, with spoils managed and hauled as needed.

03

Compact and base

Driveways, pads and hardscape areas get a compacted stone base built in lifts so they do not settle.

04

Restore and finish

Finish grading, loam and lawn or beds put the property back together, cleaner than we found it.

What drives the price

Honest answer: we price sitework in Plainville, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Volume of excavation and material to move or haul

Grading area and how much loam the job needs

Drainage, base and compaction requirements

Access, ledge and disposal

When to schedule Sitework in Plainville, MA

Sitework runs from the spring thaw until the ground freezes. Restoration after pool and septic projects is best done immediately so the yard does not erode all summer. Driveway and pad bases need dry conditions, so late spring through fall is ideal.

Signs it’s time to call

  • Water pools against the foundation or floods the yard
  • A construction project left the yard as a dirt lot
  • You need a base for a driveway, shed, pad or patio
  • Brush and stumps have taken over part of the property

Why choose Ten Four for Sitework in Plainville, MA

Certainly, plenty of people will quote you sitework in Plainville. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • Our own equipment and operators — no waiting on a subcontractor’s schedule.
  • Grades set with a laser — water goes where it should, every time.

You might be near the town center on South Street, out toward the Foxboro line or in a neighborhood off Route 106. Either way, we are only minutes away and happy to walk the property with you.

Plainville history and geography

History

Originally included in a 1635 grant of land for Dedham, Massachusetts, the area was later deemed the Plantation of Wollomonuppoag and then later becoming Wrentham, Massachusetts before Plainville branched out as a separate community. Plainville became an officially recognized town on April 4, 1905, making it the third youngest town in the state, behind Millville (1916) and East Brookfield (1920).
One of the earliest documentations of Plainville being settled is from 1674, when a Wampanoag man by the name of Matchinamook petitioned and received a few acres of land at the head of the Ten Mile River, at present day Fuller's Dam. As Matchinamook was a native warrior under Wampanoag chieftain Metacomet, or more commonly known in the area as King Philip, he most likely fought during King Philip's War. In its early days, Plainville was nicknamed Slackville after Benjamin Slack, an affluent landowner at the time. After the establishment of a post office in 1856, Plainville became the town name after the abundance of geographical plains in the area. In 1905, Plainville officially separated from Wrentham and became its own town.

Geography

According to the United States Census Bureau, the town has a total area of 11.6 square miles (30 km²), of which 11.1 square miles (29 km²) is land and 0.5 square miles (1.3 km²) (4.24%) is water.
Plainville borders the towns of Wrentham, Foxborough, Mansfield, North Attleboro, and Cumberland, Rhode Island.

Infrastructure

In 2019, Plainville opened a new $34 million Municipal Complex, which included new space for the Town Hall, Fire Department, and Police. These were sited adjacent to a pre-existing public library on South Street. The new Town Hall replaced one that had been originally built in 1938 as a fire station. The Municipal Complex was funded by tax revenue from a local casino.
