Compacted soil is why your lawn stopped improving

Looking for lawn aeration & overseeding in Norfolk, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Lawn aeration and overseeding is the treatment for lawns that get mowing, feeding and water and still look thin. On the compacted, stony, clay-heavy ground common in this area, roots simply cannot push through the soil, so the grass stays shallow and struggles every summer. Norfolk homeowners have relied on us as their local landscaper for years. So we bring that same approach to every lawn aeration & overseeding job in town.

We use a core aerator that pulls real plugs rather than a spike machine that just pokes holes. Then we overseed with a quality blend matched to the sun and shade on your property and follow with a starter feed. The seed lands in the holes where it has soil contact and moisture, and by the following spring the difference is obvious.

Why Norfolk, MA homeowners call Ten Four for Lawn Aeration & Overseeding

Norfolk is a small, wooded residential town directly north of our Wrentham yard, so we are in Norfolk almost every week. Most properties here are single-family homes on generous lots: subdivisions built from the 1980s onward, and older homes along Main Street near the town center and the MBTA station. There are also rural parcels out toward the Stony Brook Wildlife Sanctuary and the Charles River side of town.

The ground in Norfolk is a mix of rocky glacial till on the uplands and wet, peaty soil in the lowlands. That wet ground sits near the Stop River, the Charles River and the ponds. Many lots have a high seasonal water table. It shows up as a soggy lawn in April, a heaving walkway in March and water in the basement after a thaw. Nearly every home is on a septic system, so we plan equipment routes and any excavation around the leach field before we start.

Lawn Aeration & Overseeding benefits for Norfolk, MA properties

  • Roots grow deeper, so the lawn survives summer heat
  • Thin areas fill in with the right grass for the spot
  • Fertilizer and water reach the roots instead of running off
  • Thatch breaks down and the soil starts to improve
  • A visibly thicker lawn by the following spring

Problems we fix most often

Most people in Norfolk call us about lawn aeration & overseeding because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Water runs off the lawn instead of soaking in
  • Thin, patchy grass despite fertilizer and watering
  • Thick thatch and hard, compacted soil
  • Bare spots that never fill in
  • Moss and weeds moving into weak areas
  • Spike aeration or cheap seed that produced nothing

What’s included

  • Core aeration across the entire lawn
  • Overseeding with a quality sun or shade blend
  • Starter fertilizer to establish the new seed
  • Watering instructions for the first weeks
  • Optional slice seeding for badly thinned areas
  • Optional lime or compost topdressing

Above all, every one of those items is part of the price we quote, not an upsell. When we scope lawn aeration & overseeding for a Norfolk property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Lawn Aeration & Overseeding works in Norfolk, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a lawn aeration & overseeding job runs in Norfolk, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Check the lawn

We look at the soil, thatch, sun and shade and the grass already there, and recommend seed and any added steps like lime or topdressing.

02

Core aerate

A core aerator pulls plugs across the whole lawn, relieving compaction and opening the soil. The plugs break down in a week or two.

03

Overseed and feed

Quality seed goes down right after aeration so it lands in the holes, followed by a starter fertilizer.

04

Water and wait

You keep the seed moist for two to three weeks. By spring the new grass has taken hold and the lawn looks noticeably thicker.

What drives the price

Honest answer: we price lawn aeration & overseeding in Norfolk, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn square footage

Seed blend and seeding rate needed

Add-ons like slice seeding, lime or compost

Bundling with a fertilizer program

When to schedule Lawn Aeration & Overseeding in Norfolk, MA

Late August through early October is the window: warm soil, cooler air, fewer weeds germinating and time for roots to establish before winter. Spring aeration works for compaction but seeding competes with crabgrass, so fall is the right call for most lawns. Book by August.

Signs it’s time to call

  • Water pools or runs off instead of soaking in
  • The lawn stays thin even though you feed and water it
  • A screwdriver is hard to push into the soil
  • Thatch is more than half an inch thick

Why choose Ten Four for Lawn Aeration & Overseeding in Norfolk, MA

Certainly, plenty of people will quote you lawn aeration & overseeding in Norfolk. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • Core aeration, not spikes — real plugs pulled from real compaction.
  • Seed matched to your yard — sun and shade blends chosen for the property, not a bag from the hardware store.
  • Timed for fall — the window that actually works in Massachusetts.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Norfolk from our yard at 2570 West St in Wrentham, about twenty minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

The job might be near Highland Lake, around Norfolk Center or out on the roads toward Millis and Medfield. Either way, we treat Norfolk like our own town, because for several of our crew it is.

Lawn Aeration & Overseeding questions from Norfolk, MA customers

How much does lawn aeration & overseeding cost in Norfolk, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for lawn aeration & overseeding in Norfolk, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is the difference between core and spike aeration?
Core aeration removes plugs of soil and relieves compaction. Spike aeration pushes soil aside and can make compaction worse. We only core aerate.
When is the best time to aerate and overseed?
Late August through early October. Spring works for aeration alone, but fall is when seed establishes best.
How long until I see results?
New grass germinates in two to three weeks. The lawn looks thicker by late fall and dramatically better the following spring.

More Lawn Aeration & Overseeding questions, answered

Do I need to water after overseeding?
Yes, lightly and often for the first two to three weeks. We give you a simple schedule.
Should I leave the plugs on the lawn?
Yes. They break down within a couple of weeks and return soil and nutrients to the lawn.
Is it worth doing every year?
For compacted or heavily used lawns, annual fall aeration and overseeding is one of the best investments you can make. Healthy lawns can go every other year.

Norfolk history and geography

History

Norfolk is a suburban town on the periphery of metropolitan Boston, located on an upper valley of the Charles River. The land was originally part of Dedham, which was incorporated in 1636. There were a half dozen small farms in the area after 1669, the result of a determined effort to populate the colonial frontier, despite the remoteness of the area. Wrentham separated from Dedham in 1673; what is now Norfolk was in the northern part of Wrentham. The farms were abandoned during King Philip's War in 1675–76, but repopulated later that century.
As further settlement occurred in the late 17th and 18th centuries, agriculture and cattle grazing were joined by lumbering and planting of orchards. Small villages formed around sawmills and gristmills including City Mills (1680), Mann Pond/Highland Lake (after 1691), and Pondville (after 1730). The village center of North Wrentham formed in the late 18th century. After 1812, three cotton manufacturing companies were established at Stony Brook, and later in the 19th century George Campbell's paper mill was opened at Highland Lake making heavy wrapping and building papers. The Norfolk County Railroad opened in 1849, with North Wrentham station near the village center. North Wrentham separated from Wrentham in 1870 and was incorporated as Norfolk.

Geography

According to the United States Census Bureau, the town has a total area of 15.2 square miles (39 km²), of which 14.8 square miles (38 km²) is land and 0.3 square miles (0.78 km²) (2.30%) is water.

Infrastructure

The Town of Norfolk instituted a Department of Public Works in 2004 which consolidated much of its infrastructure and is now responsible for eight divisions. These Divisions are Water, Wastewater, Stormwater, Solid Waste, Highways, Trees, Vehicle Maintenance and Grounds which are all managed by a Director.
The Norfolk Airpark (FAA airport code 32M) had one 2,700-foot (820 m) north–south runway and is about 2 miles (3 km) west of the town center. In recent years, however, the airpark has been closed down and is currently in a state of disrepair. A seven house cul-de-sac known as Tailwind Cir now exists where the hangars used to stand while the remaining airport property is now conservation land known as Leland Wild.
