Base depth is why some patios last and others heave

Looking for patios & walkways in Norfolk, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Patios and walkways are the most-used part of a landscape and the most visible when they fail. Pavers that heave, joints full of weeds, edges that spread and puddles by the door all trace back to the same thing. It is what the installer did, or skipped, under the surface. Norfolk homeowners have relied on us as their local landscaper for years. So we bring that same approach to every patios & walkways job in town.

We spend most of a patio job below grade. Excavation to undisturbed subgrade, then a crushed-stone base compacted in lifts to the depth the soil requires, then a screeded setting bed. Finally, the pavers or bluestone you chose, locked in with edge restraint and polymeric sand. The pretty part is the easy part once the base is right.

Why Norfolk, MA homeowners call Ten Four for Patios & Walkways

Norfolk is a small, wooded residential town directly north of our Wrentham yard, so we are in Norfolk almost every week. Most properties here are single-family homes on generous lots: subdivisions built from the 1980s onward, and older homes along Main Street near the town center and the MBTA station. There are also rural parcels out toward the Stony Brook Wildlife Sanctuary and the Charles River side of town.

The ground in Norfolk is a mix of rocky glacial till on the uplands and wet, peaty soil in the lowlands. That wet ground sits near the Stop River, the Charles River and the ponds. Many lots have a high seasonal water table. It shows up as a soggy lawn in April, a heaving walkway in March and water in the basement after a thaw. Nearly every home is on a septic system, so we plan equipment routes and any excavation around the leach field before we start.

Patios & Walkways benefits for Norfolk, MA properties

  • A surface that stays flat through decades of freeze and thaw
  • Weeds and ants kept out of the joints
  • Water directed away from the house instead of toward it
  • Outdoor living space you use all season
  • Real value added to the property

Problems we fix most often

Most people in Norfolk call us about patios & walkways because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Pavers that heave and sink after the first winter
  • Weeds and ants coming up through the joints
  • Water pooling on the patio or running toward the foundation
  • Edges spreading because nothing restrains them
  • A walkway built on soil instead of a compacted stone base
  • A front walk too narrow, too steep or slick with ice

What’s included

  • Excavation to undisturbed subgrade
  • Compacted crushed-stone base built in lifts
  • Screeded setting bed and paver or bluestone surface
  • Edge restraint around the entire perimeter
  • Polymeric sand joints
  • Grading tied into the property’s drainage

Above all, every one of those items is part of the price we quote, not an upsell. When we scope patios & walkways for a Norfolk property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Patios & Walkways works in Norfolk, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a patios & walkways job runs in Norfolk, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Excavate to subgrade

We dig down to undisturbed soil rather than building on fill or topsoil. Frost moves anything set on soil; it cannot move a proper depth of compacted stone.

02

Build and compact the base

We install crushed stone and compact it in lifts to the depth the soil and use require. This base is what keeps the surface flat for decades.

03

Screed and lay the surface

A screeded setting bed carries the pavers or stone, laid to pattern with tight joints and a grade that sends water away from the house.

04

Restrain and lock the joints

Edge restraint locks the perimeter so the field cannot spread, and polymeric sand fills the joints to resist weeds and washout.

What drives the price

Honest answer: we price patios & walkways in Norfolk, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Square footage and the paving material chosen

Excavation depth and how much base the soil requires

Cuts, curves, borders and inlays in the pattern

Access for equipment and material delivery

When to schedule Patios & Walkways in Norfolk, MA

We build hardscape in almost any frost-free month, from April through early December. Spring and early fall fill up first, so plan a season ahead if you want a specific window. A patio built in October is ready for the first warm weekend in April.

Signs it’s time to call

  • An existing patio has heaved, sunk or become uneven
  • Water pools on the surface or runs toward the house
  • Pavers are shifting and joints are full of weeds
  • You want an outdoor space that will actually last

Why choose Ten Four for Patios & Walkways in Norfolk, MA

Certainly, plenty of people will quote you patios & walkways in Norfolk. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • Built from the base up — excavation, compacted stone and drainage are where the money goes.
  • Paver and natural stone expertise — pavers, bluestone, granite and fieldstone laid correctly.
  • No callbacks by design — edge restraint, polymeric joints and grade are standard, not extras.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Norfolk from our yard at 2570 West St in Wrentham, about twenty minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

The job might be near Highland Lake, around Norfolk Center or out on the roads toward Millis and Medfield. Either way, we treat Norfolk like our own town, because for several of our crew it is.

Patios & Walkways questions from Norfolk, MA customers

How much do patios & walkways cost in Norfolk, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for patios & walkways in Norfolk, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Pavers or bluestone?
Pavers offer more patterns and colors at a lower material cost. Bluestone is a natural stone with a classic New England look and a higher price. Both last for decades on a proper base.
How deep does the base need to be?
It depends on the soil. On the stony, clay-heavy ground common here we typically compact six to eight inches or more of crushed stone, more for driveways and poor soils.
Why did my old patio heave?
Almost always a shallow or poorly compacted base, or water trapped under the surface. Frost lifts anything built on soil.

More Patios & Walkways questions, answered

Can you fix an existing patio?
Sometimes. If the base is sound, we can re-lay the surface. If the base is the problem, the honest fix is to rebuild it.
How wide should a front walkway be?
At least four feet so two people can walk side by side, and wider at the entry. We also look at slope so it does not become an ice sheet in January.
How long does a patio take?
Most patios and walkways take three days to a week depending on size, access and the pattern.

Norfolk history and geography

History

Norfolk is a suburban town on the periphery of metropolitan Boston, located on an upper valley of the Charles River. The land was originally part of Dedham, which was incorporated in 1636. There were a half dozen small farms in the area after 1669, the result of a determined effort to populate the colonial frontier, despite the remoteness of the area. Wrentham separated from Dedham in 1673; what is now Norfolk was in the northern part of Wrentham. The farms were abandoned during King Philip's War in 1675–76, but repopulated later that century.
As further settlement occurred in the late 17th and 18th centuries, agriculture and cattle grazing were joined by lumbering and planting of orchards. Small villages formed around sawmills and gristmills including City Mills (1680), Mann Pond/Highland Lake (after 1691), and Pondville (after 1730). The village center of North Wrentham formed in the late 18th century. After 1812, three cotton manufacturing companies were established at Stony Brook, and later in the 19th century George Campbell's paper mill was opened at Highland Lake making heavy wrapping and building papers. The Norfolk County Railroad opened in 1849, with North Wrentham station near the village center. North Wrentham separated from Wrentham in 1870 and was incorporated as Norfolk.

Geography

According to the United States Census Bureau, the town has a total area of 15.2 square miles (39 km²), of which 14.8 square miles (38 km²) is land and 0.3 square miles (0.78 km²) (2.30%) is water.

Infrastructure

The Town of Norfolk instituted a Department of Public Works in 2004 which consolidated much of its infrastructure and is now responsible for eight divisions. These Divisions are Water, Wastewater, Stormwater, Solid Waste, Highways, Trees, Vehicle Maintenance and Grounds which are all managed by a Director.
The Norfolk Airpark (FAA airport code 32M) had one 2,700-foot (820 m) north–south runway and is about 2 miles (3 km) west of the town center. In recent years, however, the airpark has been closed down and is currently in a state of disrepair. A seven house cul-de-sac known as Tailwind Cir now exists where the hangars used to stand while the remaining airport property is now conservation land known as Leland Wild.
