Landscaper service in Norfolk, MA

Water always wins unless you give it somewhere to go

Looking for water drainage solutions in Norfolk, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Water drainage solutions are the most underrated work we do, and often the first thing that should happen on a property. On the ledge, clay and high water tables around here, a yard that stays wet is not a lawn problem or a landscaping problem. It is a water problem, and everything else fails until you solve it. Norfolk homeowners have relied on us as their local landscaper for years. So we bring that same approach to every water drainage solutions job in town.

We start by watching where the water actually goes: roof runoff, surface flow across the lawn, groundwater in the low spots, neighbors uphill. Then we build the fix: regrading to move surface water away from the foundation, French drains to intercept groundwater, and catch basins and pipe to carry it. Dry wells or daylight outlets release it, and downspout lines stop the roof from dumping next to the basement.

Why Norfolk, MA homeowners call Ten Four for Water Drainage Solutions

Norfolk is a small, wooded residential town directly north of our Wrentham yard, so we are in Norfolk almost every week. Most properties here are single-family homes on generous lots: subdivisions built from the 1980s onward, and older homes along Main Street near the town center and the MBTA station. There are also rural parcels out toward the Stony Brook Wildlife Sanctuary and the Charles River side of town.

The ground in Norfolk is a mix of rocky glacial till on the uplands and wet, peaty soil in the lowlands. That wet ground sits near the Stop River, the Charles River and the ponds. Many lots have a high seasonal water table. It shows up as a soggy lawn in April, a heaving walkway in March and water in the basement after a thaw. Nearly every home is on a septic system, so we plan equipment routes and any excavation around the leach field before we start.

Water Drainage Solutions benefits for Norfolk, MA properties

  • A dry basement and a foundation that stays that way
  • A lawn you can mow in April instead of June
  • Beds, patios and walls that stop washing out and heaving
  • Ice problems solved at the source
  • The rest of the landscape finally able to s\ucceed

Problems we fix most often

Most people in Norfolk call us about water drainage solutions because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A basement that takes water every spring
  • A lawn too soggy to mow until June
  • Water pooling against the foundation after every storm
  • Mulch and soil washing out of the beds
  • Ice forming on the walkway or driveway from runoff
  • A patio or wall that heaved because water sat under it

What’s included

  • Drainage assessment and a written plan
  • Regrading to move water away from the house
  • French drains and curtain drains
  • Catch basins, channel drains and solid pipe
  • Dry wells and daylight outlets
  • Downspout extensions and underground gutter lines

Above all, every one of those items is part of the price we quote, not an upsell. When we scope water drainage solutions for a Norfolk property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Water Drainage Solutions works in Norfolk, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a water drainage solutions job runs in Norfolk, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Find the source

We watch how water moves across the property, from the roof, the surface and below ground, so the fix addresses the cause instead of the symptom.

02

Design the system

A plan combining grading, drains, basins and outlets, with pipe sizes and routes and a written price.

03

Install it

Our own equipment trenches, sets pipe with proper pitch, installs basins and outlets and backfills with drainage stone where it matters.

04

Restore the surface

We put the lawn, beds and hardscape back so the only evidence of the work is a dry yard.

What drives the price

Honest answer: we price water drainage solutions in Norfolk, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Length of drains and pipe and the number of basins

Excavation depth and whether there is ledge

Where the water can go: daylight, dry well or storm system

Restoration of lawn, beds and hardscape afterward

When to schedule Water Drainage Solutions in Norfolk, MA

Drainage work runs from the spring thaw until the ground freezes, and spring is when the problems are most visible. Diagnosing in spring and building in summer or early fall is a good sequence, but if water is entering the house, we treat it as a priority.

Signs it’s time to call

  • Water in the basement or crawl space after rain or thaw
  • Standing water on the lawn days after a storm
  • Erosion in beds, along the driveway or down a slope
  • Ice on walks and driveways every winter

Why choose Ten Four for Water Drainage Solutions in Norfolk, MA

Certainly, plenty of people will quote you water drainage solutions in Norfolk. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • We diagnose before we dig — the fix targets where the water actually comes from.
  • The right combination — grading, drains, basins and outlets, not one product for every problem.
  • Restored, not just trenched — the yard goes back together when the system is in.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Norfolk from our yard at 2570 West St in Wrentham, about twenty minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

The job might be near Highland Lake, around Norfolk Center or out on the roads toward Millis and Medfield. Either way, we treat Norfolk like our own town, because for several of our crew it is.

Water Drainage Solutions questions from Norfolk, MA customers

How much do water drainage solutions cost in Norfolk, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for water drainage solutions in Norfolk, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is a French drain?
A trench with a perforated pipe surrounded by drainage stone that intercepts groundwater or surface water and carries it to an outlet. It is the workhorse of yard drainage when you build and pitch it correctly.
Where does the water go?
To a daylight outlet on a slope, a dry well that lets it soak into the ground, or in some cases a storm drain. We choose based on the property and local rules.
Can drainage fix my wet basement?
Often, yes. Most basement water comes from surface water and roof runoff sitting against the foundation. Regrading and downspout lines fix many of these cases; interior systems are a separate trade.

More Water Drainage Solutions questions, answered

Will you tear up my whole yard?
We dig trenches with compact equipment, then restore the lawn and beds afterward. The yard looks better than before within a few weeks.
How long does a drainage project take?
A downspout line or a single French drain is a day or two. A full system with regrading and basins may take a week.
Is a permit needed?
Sometimes, especially near wetlands or when connecting to a storm system. We check and handle it.

Norfolk history and geography

History

Norfolk is a suburban town on the periphery of metropolitan Boston, located on an upper valley of the Charles River. The land was originally part of Dedham, which was incorporated in 1636. There were a half dozen small farms in the area after 1669, the result of a determined effort to populate the colonial frontier, despite the remoteness of the area. Wrentham separated from Dedham in 1673; what is now Norfolk was in the northern part of Wrentham. The farms were abandoned during King Philip's War in 1675–76, but repopulated later that century.
As further settlement occurred in the late 17th and 18th centuries, agriculture and cattle grazing were joined by lumbering and planting of orchards. Small villages formed around sawmills and gristmills including City Mills (1680), Mann Pond/Highland Lake (after 1691), and Pondville (after 1730). The village center of North Wrentham formed in the late 18th century. After 1812, three cotton manufacturing companies were established at Stony Brook, and later in the 19th century George Campbell's paper mill was opened at Highland Lake making heavy wrapping and building papers. The Norfolk County Railroad opened in 1849, with North Wrentham station near the village center. North Wrentham separated from Wrentham in 1870 and was incorporated as Norfolk.

Geography

According to the United States Census Bureau, the town has a total area of 15.2 square miles (39 km²), of which 14.8 square miles (38 km²) is land and 0.3 square miles (0.78 km²) (2.30%) is water.

Infrastructure

The Town of Norfolk instituted a Department of Public Works in 2004 which consolidated much of its infrastructure and is now responsible for eight divisions. These Divisions are Water, Wastewater, Stormwater, Solid Waste, Highways, Trees, Vehicle Maintenance and Grounds which are all managed by a Director.
The Norfolk Airpark (FAA airport code 32M) had one 2,700-foot (820 m) north–south runway and is about 2 miles (3 km) west of the town center. In recent years, however, the airpark has been closed down and is currently in a state of disrepair. A seven house cul-de-sac known as Tailwind Cir now exists where the hangars used to stand while the remaining airport property is now conservation land known as Leland Wild.
