Base depth is why some patios last and others heave

Looking for patios & walkways in Wrentham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also right here in town.

Patios and walkways are the most-used part of a landscape and the most visible when they fail. Pavers that heave, joints full of weeds, edges that spread and puddles by the door all trace back to the same thing. It is what the installer did, or skipped, under the surface. Wrentham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every patios & walkways job in town.

We spend most of a patio job below grade. Excavation to undisturbed subgrade, then a crushed-stone base compacted in lifts to the depth the soil requires, then a screeded setting bed. Finally, the pavers or bluestone you chose, locked in with edge restraint and polymeric sand. The pretty part is the easy part once the base is right.

Why Wrentham, MA homeowners call Ten Four for Patios & Walkways

Wrentham is home base for Ten Four. Our yard sits on West Street, so a job anywhere in town is close-to-home work for us. That includes the historic common where Route 1A meets Route 140 as well as the Sheldonville neighborhoods on the west side. We know the properties here: large wooded lots with granite ledge just under the topsoil, and older village homes with mature trees and tired plantings. Then there are the newer subdivisions, where builder-grade grading and a thin layer of loam turn into drainage and lawn problems within a few seasons.

Much of Wrentham sits on glacial till over ledge, which means shallow bedrock in places, stones in every shovelful and soil that drains unevenly. Low ground around Lake Pearl and Lake Archer stays wet well into spring, while the higher, rockier lots dry out fast in July. That combination is exactly why base preparation, drainage and soil correction matter so much here. It is also why we look at the ground before we put a number on paper.

Patios & Walkways benefits for Wrentham, MA properties

  • A surface that stays flat through decades of freeze and thaw
  • Weeds and ants kept out of the joints
  • Water directed away from the house instead of toward it
  • Outdoor living space you use all season
  • Real value added to the property

Problems we fix most often

Most people in Wrentham call us about patios & walkways because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Pavers that heave and sink after the first winter
  • Weeds and ants coming up through the joints
  • Water pooling on the patio or running toward the foundation
  • Edges spreading because nothing restrains them
  • A walkway built on soil instead of a compacted stone base
  • A front walk too narrow, too steep or slick with ice

What’s included

  • Excavation to undisturbed subgrade
  • Compacted crushed-stone base built in lifts
  • Screeded setting bed and paver or bluestone surface
  • Edge restraint around the entire perimeter
  • Polymeric sand joints
  • Grading tied into the property’s drainage

Above all, every one of those items is part of the price we quote, not an upsell. When we scope patios & walkways for a Wrentham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Patios & Walkways works in Wrentham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a patios & walkways job runs in Wrentham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Excavate to subgrade

We dig down to undisturbed soil rather than building on fill or topsoil. Frost moves anything set on soil; it cannot move a proper depth of compacted stone.

02

Build and compact the base

We install crushed stone and compact it in lifts to the depth the soil and use require. This base is what keeps the surface flat for decades.

03

Screed and lay the surface

A screeded setting bed carries the pavers or stone, laid to pattern with tight joints and a grade that sends water away from the house.

04

Restrain and lock the joints

Edge restraint locks the perimeter so the field cannot spread, and polymeric sand fills the joints to resist weeds and washout.

What drives the price

Honest answer: we price patios & walkways in Wrentham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Square footage and the paving material chosen

Excavation depth and how much base the soil requires

Cuts, curves, borders and inlays in the pattern

Access for equipment and material delivery

When to schedule Patios & Walkways in Wrentham, MA

We build hardscape in almost any frost-free month, from April through early December. Spring and early fall fill up first, so plan a season ahead if you want a specific window. A patio built in October is ready for the first warm weekend in April.

Signs it’s time to call

  • An existing patio has heaved, sunk or become uneven
  • Water pools on the surface or runs toward the house
  • Pavers are shifting and joints are full of weeds
  • You want an outdoor space that will actually last

Patios & Walkways questions from Wrentham, MA customers

How much do patios & walkways cost in Wrentham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for patios & walkways in Wrentham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Pavers or bluestone?
Pavers offer more patterns and colors at a lower material cost. Bluestone is a natural stone with a classic New England look and a higher price. Both last for decades on a proper base.
How deep does the base need to be?
It depends on the soil. On the stony, clay-heavy ground common here we typically compact six to eight inches or more of crushed stone, more for driveways and poor soils.
Why did my old patio heave?
Almost always a shallow or poorly compacted base, or water trapped under the surface. Frost lifts anything built on soil.

More Patios & Walkways questions, answered

Can you fix an existing patio?
Sometimes. If the base is sound, we can re-lay the surface. If the base is the problem, the honest fix is to rebuild it.
How wide should a front walkway be?
At least four feet so two people can walk side by side, and wider at the entry. We also look at slope so it does not become an ice sheet in January.
How long does a patio take?
Most patios and walkways take three days to a week depending on size, access and the pattern.

Wrentham history and geography

History

In 1660, five men from Dedham were sent to explore the lakes near George Indian's wigwam and to report back to the selectmen what they found. The report of those men, Daniel Fisher, Anthony Fisher, Sgt. Fuller, Richard Ellis, and Richard Wheeler, was received with such enthusiasm that in March 1661 it was voted to start a new settlement there. The Town then voted to send Ellis and Timothy Dwight to go negotiate with King Philip to purchase the title to the area known as Wollomonopoag.
They purchased 600 acres of land for £24, 6s. The money was paid out of pocket by Captain Willett, who accompanied Ellis and Dwight. The Town voted to assess a tax upon the cow commons to repay him, but some thought the money should be paid by those who would be moving to the new village. The dispute resulted in Willet not being paid back for several years.

Geography

According to the United States Census Bureau, the town has a total area of 22.9 square miles (59 km²), of which 22.2 square miles (57 km²) is land and 0.7 square miles (1.8 km²) (3.14%) is water. Wrentham is bordered by Norfolk on the north, Foxboro on the east, Plainville and Cumberland, Rhode Island on the south, Bellingham on the southwest, and Franklin on the west. It has two large lakes towards the center of town, Lake Pearl and Lake Archer, as well as Mirror Lake on the Wrentham/Norfolk border and numerous smaller lakes.
Sheldonville, or West Wrentham, is a rural section of Wrentham located on the western leg of town. Sheldonville still maintains a unique identity as the old farming section of Wrentham, has active commercial orchards, and has its own ZIP Code (02070). Wrentham drains into four watersheds. They are the Charles River to the north, the Taunton River to the east, the Blackstone River to the west, and the Ten Mile River to the south.
Wrentham is the only town of that name in the United States. It is named after the village of Wrentham, Suffolk, England. The only other Wrentham is Wrentham, Alberta. Wrentham, Massachusetts, is by far the most populous of the three.
