Landscaper service in Bellingham, MA

One crew, one schedule, and a property that never looks neglected

Looking for property maintenance in Bellingham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Property maintenance is the service most people call us about first, and the one that decides whether the rest of the landscape ever looks the way it should. A patio or a new lawn is only as good as the care it gets afterward. A property that gets a mow one week and nothing the next also never looks finished. Bellingham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every property maintenance job in town.

We build our maintenance program around a written schedule: what happens, how often and at what price for the season. Weekly mowing and trimming, bed edging and weeding, spring and fall mulch, pruning at the right time of year, and the clean-ups that bookend the season. We adjust for the weather, not the calendar, so the mowing height and the fertilizer timing follow what the grass actually needs.

Why Bellingham, MA homeowners call Ten Four for Property Maintenance

Bellingham stretches from the North Bellingham and Caryville villages on the Charles River down to the neighborhoods off Route 126 and Route 140. Interstate 495 also runs right through the middle of town. Most of our Bellingham work is residential: split-levels and colonials from the 1960s through the 1990s, newer developments off Hartford Avenue and Lake Street, and homes around Silver Lake. We also care for commercial properties on the Route 126 retail strip that need dependable year-round care.

Bellingham soils are generally sandier and stonier than the towns east of us, with fast-draining outwash near the Charles River and its ponds and heavier till on the uplands. Fast drainage sounds like a good thing until the lawn browns out in a dry July and the mulch beds bake. So soil building, watering habits and the right plant choices matter more here than almost anywhere else we work.

Property Maintenance benefits for Bellingham, MA properties

  • The property looks cared for every single week, not just after a clean-up
  • We catch problems early, while they are cheap to fix
  • Pruning at the right time means shrubs actually bloom
  • One accountable company and one invoice for the whole property
  • We manage the lawn, beds and trees together, so nothing works against anything else

Problems we fix most often

Most people in Bellingham call us about property maintenance because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A lawn service that shows up late, skips weeks or sends a different crew every visit
  • Beds full of weeds because nobody touches them between mulch applications
  • Shrubs sheared into balls at the wrong time of year, so they never flower
  • Grass scalped in July and burned out by August
  • Three separate vendors, three invoices and nobody responsible for the whole property
  • Nobody noticing a drainage or pest problem until it is expensive

What’s included

  • Weekly mowing, string trimming and blowing
  • Bed edging, weeding and mulch top-dressing
  • Pruning and shaping on a horticultural schedule
  • Spring and fall clean-ups
  • Fertilizer and lawn treatments as scheduled
  • A season-long written scope and one monthly invoice

Above all, every one of those items is part of the price we quote, not an upsell. When we scope property maintenance for a Bellingham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Property Maintenance works in Bellingham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a property maintenance job runs in Bellingham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Walk the property

Seth walks the whole property with you, notes every bed, lawn area, tree and problem spot, and asks what you want it to look like by midsummer.

02

Set the schedule

You get a written season plan: visit frequency, what happens on each visit, and what happens monthly or seasonally, with a price for the year.

03

Same crew, every visit

The same crew shows up on the same day each week, so they know your property, your gate and your dog, and they notice when something changes.

04

Adjust as the season moves

Mowing height, watering advice, fertilizer timing and pruning windows follow the weather. If something needs attention, you hear about it before it costs you.

What drives the price

Honest answer: we price property maintenance in Bellingham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn area, bed square footage and how much edge there is to keep clean

How many visits per season and which services are on the schedule

The condition of the property when we start

Extras like irrigation checks, pest treatments or seasonal plantings

When to schedule Property Maintenance in Bellingham, MA

Maintenance programs start in April with the spring clean-up and run through the final leaf pickup in late November. But we take on new properties any time the ground stays soft enough to work. The earlier in the season you start, the less catch-up work there is and the better the lawn looks by June.

Signs it’s time to call

  • You are spending weekends catching up instead of enjoying the yard
  • The current service is unreliable or the crew changes constantly
  • Beds, shrubs and lawn all look tired at the same time
  • A rental, commercial or managed property needs someone accountable

Why choose Ten Four for Property Maintenance in Bellingham, MA

Certainly, plenty of people will quote you property maintenance in Bellingham. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • The whole property, not just the grass — we manage beds, edges, shrubs, trees and lawn as one system.
  • A schedule in writing — you know what happens each visit and what it costs for the season.
  • Same crew every week — people who know your property and notice when something is off.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Bellingham from our yard at 2570 West St in Wrentham, about fifteen minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

Our Wrentham yard is a short drive from any Bellingham address. That holds whether you are near the Franklin line, up in North Bellingham or out toward the Blackstone and Milford borders.

Property Maintenance questions from Bellingham, MA customers

How much does property maintenance cost in Bellingham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for property maintenance in Bellingham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
How often will you come?
Most residential properties are on a weekly mowing schedule from April through November, with bed work, pruning and mulch on a monthly or seasonal rotation. We can set up commercial properties on any frequency the property needs.
Can I just get mowing without the rest?
Yes. We offer mow-only service, but most customers find that adding bed care and seasonal clean-ups to the same visit costs less than hiring someone else to do it later.
Do you handle commercial and HOA properties?
Yes. Commercial and managed properties get a written scope, certificates of insurance on file and a single point of contact who answers the phone.

More Property Maintenance questions, answered

What happens when it rains on my scheduled day?
We shift by a day and let you know. We would rather mow a day late than rut a wet lawn.
Do you offer a seasonal contract or month to month?
Both. A season-long agreement gets the best pricing and locks in your day, but we will also work visit to visit if that fits your situation better.
Can you take over a property that nobody has kept up?
Yes. We start with a recovery clean-up to get the beds, edges and lawn back to a baseline, then move onto the regular schedule.

Bellingham history and geography

History

The area of the town south of the Charles River constituted the southwestern corner of the Dedham Grant, which sprouted much of what has become Norfolk County. The land was swampy, and the town of Dedham did not believe it worthy of settlement. The area north of the river would be purchased by Edward Rawson, and due to the settlement of borders with the surrounding communities, these two areas would eventually merge. Most of the land to be called Bellingham was originally a portion of Dedham.
The first land bought in Bellingham that was Dedham was purchased in 1696 by a man who believed that that government is best which governs least. By 1713, there were enough citizens to warrant village meetings in the area. By 1718, the village petitioned for separation, and the town officially incorporated on November 27, 1719. The village was originally named "Westham" (short for "West Dedham"), but at the time of incorporation, its name was changed to Bellingham without record of the benefactor. The town is named for Richard Bellingham, an early governor of the Massachusetts Bay Colony.
The town was founded with a Pilgrim (Congregationalist) meeting house, like all the towns in the colony at the time. However, this church would dissolve before the middle of the century, replaced with a Baptist church. John Leland, a Baptist minister, who was a major supporter of James Madison and the First Amendment to the Constitution, was baptized in Bellingham's Baptist church in 1775.

Geography and transportation

According to the United States Census Bureau, the town has a total area of 19.0 square miles (49.2 km²), of which 18.5 square miles (47.9 km²) is land and 0.5 square mile (1.3 km) (2.58%) is water. The town's mean elevation is 293 feet (89 m) above sea level.
Bellingham is located at the southwestern corner of Norfolk County, just northwest of the northeastern corner of Rhode Island. It is bordered by Medway on the north, Franklin to the east, Wrentham to the southeast; Woonsocket, Rhode Island, on the south; and Blackstone, Hopedale and Mendon to the west, and Milford to the northwest. Bellingham is 23 miles (37 km) southeast of Worcester, 30 miles (50 km) southwest of Boston, and 20 miles (30 km) north of Providence.

Education

As of 2024, there are two elementary schools (Stallbrook, and DiPietro), one middle school (Bellingham Memorial), and two high schools (Bellingham High School and Keough Memorial Academy). The Clara Macy Elementary school was closed before the start of the 2015–2016 school year and was demolished the following year. The children who attended Clara Macy school in the 2014–2015 school year were divided geographically between the remaining two elementary schools. Joseph F. DiPietro Elementary School was formally known as South Elementary school for the majority of its history.
In 2019, Bellingham High School ranked 205 in Massachusetts as a result many families elect to school choice to nearby towns of Medway and Holliston or go to private and technical schools, Tri-County in Franklin, Blackstone Valley Tech in Upton, and Mount St. Charles in Woonsocket, RI. Bellingham High's sports teams have competed in the Tri-Valley League since the leagues induction in 1966. Bellingham is known for producing good baseball, softball and football teams and are not considered an easy win in other sports by the other members of the league.
