Base depth is why some patios last and others heave

Looking for patios & walkways in Bellingham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Patios and walkways are the most-used part of a landscape and the most visible when they fail. Pavers that heave, joints full of weeds, edges that spread and puddles by the door all trace back to the same thing. It is what the installer did, or skipped, under the surface. Bellingham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every patios & walkways job in town.

We spend most of a patio job below grade. Excavation to undisturbed subgrade, then a crushed-stone base compacted in lifts to the depth the soil requires, then a screeded setting bed. Finally, the pavers or bluestone you chose, locked in with edge restraint and polymeric sand. The pretty part is the easy part once the base is right.

Why Bellingham, MA homeowners call Ten Four for Patios & Walkways

Bellingham stretches from the North Bellingham and Caryville villages on the Charles River down to the neighborhoods off Route 126 and Route 140. Interstate 495 also runs right through the middle of town. Most of our Bellingham work is residential: split-levels and colonials from the 1960s through the 1990s, newer developments off Hartford Avenue and Lake Street, and homes around Silver Lake. We also care for commercial properties on the Route 126 retail strip that need dependable year-round care.

Bellingham soils are generally sandier and stonier than the towns east of us, with fast-draining outwash near the Charles River and its ponds and heavier till on the uplands. Fast drainage sounds like a good thing until the lawn browns out in a dry July and the mulch beds bake. So soil building, watering habits and the right plant choices matter more here than almost anywhere else we work.

Patios & Walkways benefits for Bellingham, MA properties

  • A surface that stays flat through decades of freeze and thaw
  • Weeds and ants kept out of the joints
  • Water directed away from the house instead of toward it
  • Outdoor living space you use all season
  • Real value added to the property

Problems we fix most often

Most people in Bellingham call us about patios & walkways because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Pavers that heave and sink after the first winter
  • Weeds and ants coming up through the joints
  • Water pooling on the patio or running toward the foundation
  • Edges spreading because nothing restrains them
  • A walkway built on soil instead of a compacted stone base
  • A front walk too narrow, too steep or slick with ice

What’s included

  • Excavation to undisturbed subgrade
  • Compacted crushed-stone base built in lifts
  • Screeded setting bed and paver or bluestone surface
  • Edge restraint around the entire perimeter
  • Polymeric sand joints
  • Grading tied into the property’s drainage

Above all, every one of those items is part of the price we quote, not an upsell. When we scope patios & walkways for a Bellingham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Patios & Walkways works in Bellingham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a patios & walkways job runs in Bellingham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Excavate to subgrade

We dig down to undisturbed soil rather than building on fill or topsoil. Frost moves anything set on soil; it cannot move a proper depth of compacted stone.

02

Build and compact the base

We install crushed stone and compact it in lifts to the depth the soil and use require. This base is what keeps the surface flat for decades.

03

Screed and lay the surface

A screeded setting bed carries the pavers or stone, laid to pattern with tight joints and a grade that sends water away from the house.

04

Restrain and lock the joints

Edge restraint locks the perimeter so the field cannot spread, and polymeric sand fills the joints to resist weeds and washout.

What drives the price

Honest answer: we price patios & walkways in Bellingham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Square footage and the paving material chosen

Excavation depth and how much base the soil requires

Cuts, curves, borders and inlays in the pattern

Access for equipment and material delivery

When to schedule Patios & Walkways in Bellingham, MA

We build hardscape in almost any frost-free month, from April through early December. Spring and early fall fill up first, so plan a season ahead if you want a specific window. A patio built in October is ready for the first warm weekend in April.

Signs it’s time to call

  • An existing patio has heaved, sunk or become uneven
  • Water pools on the surface or runs toward the house
  • Pavers are shifting and joints are full of weeds
  • You want an outdoor space that will actually last

Patios & Walkways questions from Bellingham, MA customers

How much do patios & walkways cost in Bellingham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for patios & walkways in Bellingham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Pavers or bluestone?
Pavers offer more patterns and colors at a lower material cost. Bluestone is a natural stone with a classic New England look and a higher price. Both last for decades on a proper base.
How deep does the base need to be?
It depends on the soil. On the stony, clay-heavy ground common here we typically compact six to eight inches or more of crushed stone, more for driveways and poor soils.
Why did my old patio heave?
Almost always a shallow or poorly compacted base, or water trapped under the surface. Frost lifts anything built on soil.

More Patios & Walkways questions, answered

Can you fix an existing patio?
Sometimes. If the base is sound, we can re-lay the surface. If the base is the problem, the honest fix is to rebuild it.
How wide should a front walkway be?
At least four feet so two people can walk side by side, and wider at the entry. We also look at slope so it does not become an ice sheet in January.
How long does a patio take?
Most patios and walkways take three days to a week depending on size, access and the pattern.

Bellingham history and geography

History

The area of the town south of the Charles River constituted the southwestern corner of the Dedham Grant, which sprouted much of what has become Norfolk County. The land was swampy, and the town of Dedham did not believe it worthy of settlement. The area north of the river would be purchased by Edward Rawson, and due to the settlement of borders with the surrounding communities, these two areas would eventually merge. Most of the land to be called Bellingham was originally a portion of Dedham.
The first land bought in Bellingham that was Dedham was purchased in 1696 by a man who believed that that government is best which governs least. By 1713, there were enough citizens to warrant village meetings in the area. By 1718, the village petitioned for separation, and the town officially incorporated on November 27, 1719. The village was originally named "Westham" (short for "West Dedham"), but at the time of incorporation, its name was changed to Bellingham without record of the benefactor. The town is named for Richard Bellingham, an early governor of the Massachusetts Bay Colony.
The town was founded with a Pilgrim (Congregationalist) meeting house, like all the towns in the colony at the time. However, this church would dissolve before the middle of the century, replaced with a Baptist church. John Leland, a Baptist minister, who was a major supporter of James Madison and the First Amendment to the Constitution, was baptized in Bellingham's Baptist church in 1775.

Geography and transportation

According to the United States Census Bureau, the town has a total area of 19.0 square miles (49.2 km²), of which 18.5 square miles (47.9 km²) is land and 0.5 square mile (1.3 km) (2.58%) is water. The town's mean elevation is 293 feet (89 m) above sea level.
Bellingham is located at the southwestern corner of Norfolk County, just northwest of the northeastern corner of Rhode Island. It is bordered by Medway on the north, Franklin to the east, Wrentham to the southeast; Woonsocket, Rhode Island, on the south; and Blackstone, Hopedale and Mendon to the west, and Milford to the northwest. Bellingham is 23 miles (37 km) southeast of Worcester, 30 miles (50 km) southwest of Boston, and 20 miles (30 km) north of Providence.

Education

As of 2024, there are two elementary schools (Stallbrook, and DiPietro), one middle school (Bellingham Memorial), and two high schools (Bellingham High School and Keough Memorial Academy). The Clara Macy Elementary school was closed before the start of the 2015–2016 school year and was demolished the following year. The children who attended Clara Macy school in the 2014–2015 school year were divided geographically between the remaining two elementary schools. Joseph F. DiPietro Elementary School was formally known as South Elementary school for the majority of its history.
In 2019, Bellingham High School ranked 205 in Massachusetts as a result many families elect to school choice to nearby towns of Medway and Holliston or go to private and technical schools, Tri-County in Franklin, Blackstone Valley Tech in Upton, and Mount St. Charles in Woonsocket, RI. Bellingham High's sports teams have competed in the Tri-Valley League since the leagues induction in 1966. Bellingham is known for producing good baseball, softball and football teams and are not considered an easy win in other sports by the other members of the league.
