Compacted soil is why your lawn stopped improving

Looking for lawn aeration & overseeding in Medway, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Lawn aeration and overseeding is the treatment for lawns that get mowing, feeding and water and still look thin. On the compacted, stony, clay-heavy ground common in this area, roots simply cannot push through the soil, so the grass stays shallow and struggles every summer. Medway homeowners have relied on us as their local landscaper for years. So we bring that same approach to every lawn aeration & overseeding job in town.

We use a core aerator that pulls real plugs rather than a spike machine that just pokes holes. Then we overseed with a quality blend matched to the sun and shade on your property and follow with a starter feed. The seed lands in the holes where it has soil contact and moisture, and by the following spring the difference is obvious.

Why Medway, MA homeowners call Ten Four for Lawn Aeration & Overseeding

Medway is a family-oriented town on the Charles River, north of Franklin. Its neighborhoods range from the historic homes of Medway Village along Village Street to ranch and colonial subdivisions off Route 109, Holliston Street and Winthrop Street. Lots here tend to be flatter and more open than in the ledge-heavy towns to the south, and many homeowners have real yards to work with. That makes Medway a great place for patios, lawns and plantings done right the first time.

The Charles River and Chicken Brook shape the ground in Medway. Soil near the river is sandy and drains fast, while the inland neighborhoods often sit on compacted till or old farmland with a hard layer under the topsoil. Both create lawn and drainage problems that look identical on the surface and need completely different fixes. That is why we check the soil and watch how water moves across the property before we recommend anything.

Lawn Aeration & Overseeding benefits for Medway, MA properties

  • Roots grow deeper, so the lawn survives summer heat
  • Thin areas fill in with the right grass for the spot
  • Fertilizer and water reach the roots instead of running off
  • Thatch breaks down and the soil starts to improve
  • A visibly thicker lawn by the following spring

Problems we fix most often

Most people in Medway call us about lawn aeration & overseeding because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Water runs off the lawn instead of soaking in
  • Thin, patchy grass despite fertilizer and watering
  • Thick thatch and hard, compacted soil
  • Bare spots that never fill in
  • Moss and weeds moving into weak areas
  • Spike aeration or cheap seed that produced nothing

What’s included

  • Core aeration across the entire lawn
  • Overseeding with a quality sun or shade blend
  • Starter fertilizer to establish the new seed
  • Watering instructions for the first weeks
  • Optional slice seeding for badly thinned areas
  • Optional lime or compost topdressing

Above all, every one of those items is part of the price we quote, not an upsell. When we scope lawn aeration & overseeding for a Medway property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Lawn Aeration & Overseeding works in Medway, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a lawn aeration & overseeding job runs in Medway, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Check the lawn

We look at the soil, thatch, sun and shade and the grass already there, and recommend seed and any added steps like lime or topdressing.

02

Core aerate

A core aerator pulls plugs across the whole lawn, relieving compaction and opening the soil. The plugs break down in a week or two.

03

Overseed and feed

Quality seed goes down right after aeration so it lands in the holes, followed by a starter fertilizer.

04

Water and wait

You keep the seed moist for two to three weeks. By spring the new grass has taken hold and the lawn looks noticeably thicker.

What drives the price

Honest answer: we price lawn aeration & overseeding in Medway, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn square footage

Seed blend and seeding rate needed

Add-ons like slice seeding, lime or compost

Bundling with a fertilizer program

When to schedule Lawn Aeration & Overseeding in Medway, MA

Late August through early October is the window: warm soil, cooler air, fewer weeds germinating and time for roots to establish before winter. Spring aeration works for compaction but seeding competes with crabgrass, so fall is the right call for most lawns. Book by August.

Signs it’s time to call

  • Water pools or runs off instead of soaking in
  • The lawn stays thin even though you feed and water it
  • A screwdriver is hard to push into the soil
  • Thatch is more than half an inch thick

Lawn Aeration & Overseeding questions from Medway, MA customers

How much does lawn aeration & overseeding cost in Medway, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for lawn aeration & overseeding in Medway, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is the difference between core and spike aeration?
Core aeration removes plugs of soil and relieves compaction. Spike aeration pushes soil aside and can make compaction worse. We only core aerate.
When is the best time to aerate and overseed?
Late August through early October. Spring works for aeration alone, but fall is when seed establishes best.
How long until I see results?
New grass germinates in two to three weeks. The lawn looks thicker by late fall and dramatically better the following spring.

More Lawn Aeration & Overseeding questions, answered

Do I need to water after overseeding?
Yes, lightly and often for the first two to three weeks. We give you a simple schedule.
Should I leave the plugs on the lawn?
Yes. They break down within a couple of weeks and return soil and nutrients to the lawn.
Is it worth doing every year?
For compacted or heavily used lawns, annual fall aeration and overseeding is one of the best investments you can make. Healthy lawns can go every other year.

Medway history and geography

History

Medway was first settled in 1657 and was officially incorporated in 1713. At that time, Medway began as a farming community of two hundred thirty-three. It was not long before the water power of the Charles River and Chicken Brook stimulated the formation of cotton and paper mills, straw and boot factories, and a variety of cottage industries. Medway demonstrates the central importance of the Charles River and the thriving town that grew alongside it. Today, the one-room schoolhouses are gone and the country stores have moved to the mall, but the open town meetings continue.
After nearby Medfield was established as a town in 1651, an increasing number of newcomers settled on the land west of the Charles River. By 1712, this settlement west of the Charles had grown large enough to petition the Massachusetts General Court for the creation of a separate new town. That petition was granted, and the town of Medway incorporated on October 25, 1713. At its founding by Henry Garnsey, and for 170 years afterward, the town of Medway included the land that is now Millis. Eventually, the eastern section of the town, known as East Medway, separated in 1885 to form the town of Millis, and Medway assumed the shape it has today.

Geography

According to the United States Census Bureau, the town has a total area of 11.5 square miles (30 km²), of which 11.4 square miles (30 km²) is land and 0.1 square miles (0.26 km²) (0.78%) is water. Medway is the geographical center between Boston, Worcester, and Providence, which is purported by some to explain the origin of the name. However, like many New England cities and towns, it most likely derived its name from an English location, in this case, the region of Medway, England, or the River Medway. Likely both its geographical location and a nod to old England compelled the choice of town name.

Transportation

Both Route 109 and Route 126 pass through the town and serve as some of the main roads in the town. Interstate 495 shortly passes through the southwest corner of the town, but does not provide any exits. The closest exits are in nearby Bellingham and Milford.
The closest MBTA Commuter Rail service is at Forge Park/495, Franklin, and Norfolk stations on the Franklin/Foxboro Line. Until 1966, the Millis Branch served stations at Medway and West Medway.
