Landscaper service in Medway, MA

One crew, one schedule, and a property that never looks neglected

Looking for property maintenance in Medway, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Property maintenance is the service most people call us about first, and the one that decides whether the rest of the landscape ever looks the way it should. A patio or a new lawn is only as good as the care it gets afterward. A property that gets a mow one week and nothing the next also never looks finished. Medway homeowners have relied on us as their local landscaper for years. So we bring that same approach to every property maintenance job in town.

We build our maintenance program around a written schedule: what happens, how often and at what price for the season. Weekly mowing and trimming, bed edging and weeding, spring and fall mulch, pruning at the right time of year, and the clean-ups that bookend the season. We adjust for the weather, not the calendar, so the mowing height and the fertilizer timing follow what the grass actually needs.

Why Medway, MA homeowners call Ten Four for Property Maintenance

Medway is a family-oriented town on the Charles River, north of Franklin. Its neighborhoods range from the historic homes of Medway Village along Village Street to ranch and colonial subdivisions off Route 109, Holliston Street and Winthrop Street. Lots here tend to be flatter and more open than in the ledge-heavy towns to the south, and many homeowners have real yards to work with. That makes Medway a great place for patios, lawns and plantings done right the first time.

The Charles River and Chicken Brook shape the ground in Medway. Soil near the river is sandy and drains fast, while the inland neighborhoods often sit on compacted till or old farmland with a hard layer under the topsoil. Both create lawn and drainage problems that look identical on the surface and need completely different fixes. That is why we check the soil and watch how water moves across the property before we recommend anything.

Property Maintenance benefits for Medway, MA properties

  • The property looks cared for every single week, not just after a clean-up
  • We catch problems early, while they are cheap to fix
  • Pruning at the right time means shrubs actually bloom
  • One accountable company and one invoice for the whole property
  • We manage the lawn, beds and trees together, so nothing works against anything else

Problems we fix most often

Most people in Medway call us about property maintenance because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A lawn service that shows up late, skips weeks or sends a different crew every visit
  • Beds full of weeds because nobody touches them between mulch applications
  • Shrubs sheared into balls at the wrong time of year, so they never flower
  • Grass scalped in July and burned out by August
  • Three separate vendors, three invoices and nobody responsible for the whole property
  • Nobody noticing a drainage or pest problem until it is expensive

What’s included

  • Weekly mowing, string trimming and blowing
  • Bed edging, weeding and mulch top-dressing
  • Pruning and shaping on a horticultural schedule
  • Spring and fall clean-ups
  • Fertilizer and lawn treatments as scheduled
  • A season-long written scope and one monthly invoice

Above all, every one of those items is part of the price we quote, not an upsell. When we scope property maintenance for a Medway property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Property Maintenance works in Medway, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a property maintenance job runs in Medway, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Walk the property

Seth walks the whole property with you, notes every bed, lawn area, tree and problem spot, and asks what you want it to look like by midsummer.

02

Set the schedule

You get a written season plan: visit frequency, what happens on each visit, and what happens monthly or seasonally, with a price for the year.

03

Same crew, every visit

The same crew shows up on the same day each week, so they know your property, your gate and your dog, and they notice when something changes.

04

Adjust as the season moves

Mowing height, watering advice, fertilizer timing and pruning windows follow the weather. If something needs attention, you hear about it before it costs you.

What drives the price

Honest answer: we price property maintenance in Medway, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn area, bed square footage and how much edge there is to keep clean

How many visits per season and which services are on the schedule

The condition of the property when we start

Extras like irrigation checks, pest treatments or seasonal plantings

When to schedule Property Maintenance in Medway, MA

Maintenance programs start in April with the spring clean-up and run through the final leaf pickup in late November. But we take on new properties any time the ground stays soft enough to work. The earlier in the season you start, the less catch-up work there is and the better the lawn looks by June.

Signs it’s time to call

  • You are spending weekends catching up instead of enjoying the yard
  • The current service is unreliable or the crew changes constantly
  • Beds, shrubs and lawn all look tired at the same time
  • A rental, commercial or managed property needs someone accountable

Certainly, plenty of people will quote you property maintenance in Medway. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

Property Maintenance questions from Medway, MA customers

How much does property maintenance cost in Medway, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for property maintenance in Medway, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
How often will you come?
Most residential properties are on a weekly mowing schedule from April through November, with bed work, pruning and mulch on a monthly or seasonal rotation. We can set up commercial properties on any frequency the property needs.
Can I just get mowing without the rest?
Yes. We offer mow-only service, but most customers find that adding bed care and seasonal clean-ups to the same visit costs less than hiring someone else to do it later.
Do you handle commercial and HOA properties?
Yes. Commercial and managed properties get a written scope, certificates of insurance on file and a single point of contact who answers the phone.

More Property Maintenance questions, answered

What happens when it rains on my scheduled day?
We shift by a day and let you know. We would rather mow a day late than rut a wet lawn.
Do you offer a seasonal contract or month to month?
Both. A season-long agreement gets the best pricing and locks in your day, but we will also work visit to visit if that fits your situation better.
Can you take over a property that nobody has kept up?
Yes. We start with a recovery clean-up to get the beds, edges and lawn back to a baseline, then move onto the regular schedule.

Medway history and geography

History

Medway was first settled in 1657 and was officially incorporated in 1713. At that time, Medway began as a farming community of two hundred thirty-three. It was not long before the water power of the Charles River and Chicken Brook stimulated the formation of cotton and paper mills, straw and boot factories, and a variety of cottage industries. Medway demonstrates the central importance of the Charles River and the thriving town that grew alongside it. Today, the one-room schoolhouses are gone and the country stores have moved to the mall, but the open town meetings continue.
After nearby Medfield was established as a town in 1651, an increasing number of newcomers settled on the land west of the Charles River. By 1712, this settlement west of the Charles had grown large enough to petition the Massachusetts General Court for the creation of a separate new town. That petition was granted, and the town of Medway incorporated on October 25, 1713. At its founding by Henry Garnsey, and for 170 years afterward, the town of Medway included the land that is now Millis. Eventually, the eastern section of the town, known as East Medway, separated in 1885 to form the town of Millis, and Medway assumed the shape it has today.

Geography

According to the United States Census Bureau, the town has a total area of 11.5 square miles (30 km²), of which 11.4 square miles (30 km²) is land and 0.1 square miles (0.26 km²) (0.78%) is water. Medway is the geographical center between Boston, Worcester, and Providence, which is purported by some to explain the origin of the name. However, like many New England cities and towns, it most likely derived its name from an English location, in this case, the region of Medway, England, or the River Medway. Likely both its geographical location and a nod to old England compelled the choice of town name.

Transportation

Both Route 109 and Route 126 pass through the town and serve as some of the main roads in the town. Interstate 495 shortly passes through the southwest corner of the town, but does not provide any exits. The closest exits are in nearby Bellingham and Milford.
The closest MBTA Commuter Rail service is at Forge Park/495, Franklin, and Norfolk stations on the Franklin/Foxboro Line. Until 1966, the Millis Branch served stations at Medway and West Medway.
