Uneven steps are a hazard, and a sign the base is gone

Looking for steps & stairways in Medway, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Steps and stairways carry more weight, more traffic and more liability than any other hardscape on a property. People get hurt on a step that has settled an inch, or a riser that is taller than the others. They also get hurt on a tread that pitches toward the house and freezes into an ice sheet. Medway homeowners have relied on us as their local landscaper for years. So we bring that same approach to every steps & stairways job in town.

We build steps on the same principle as everything else: a compacted crushed-stone base, proper footing, and materials set level with a slight forward pitch so water drains off. Riser heights are consistent from top to bottom, and treads are deep enough to be comfortable. The steps also tie into the walkway, patio or wall they connect to, so nothing moves independently.

Why Medway, MA homeowners call Ten Four for Steps & Stairways

Medway is a family-oriented town on the Charles River, north of Franklin. Its neighborhoods range from the historic homes of Medway Village along Village Street to ranch and colonial subdivisions off Route 109, Holliston Street and Winthrop Street. Lots here tend to be flatter and more open than in the ledge-heavy towns to the south, and many homeowners have real yards to work with. That makes Medway a great place for patios, lawns and plantings done right the first time.

The Charles River and Chicken Brook shape the ground in Medway. Soil near the river is sandy and drains fast, while the inland neighborhoods often sit on compacted till or old farmland with a hard layer under the topsoil. Both create lawn and drainage problems that look identical on the surface and need completely different fixes. That is why we check the soil and watch how water moves across the property before we recommend anything.

Steps & Stairways benefits for Medway, MA properties

  • Safe, even steps that feel solid underfoot
  • No more ice sheets on the treads
  • Steps that stay level through freeze and thaw
  • A front entry that makes the whole house look cared for
  • Slopes that are finally easy to move through

Problems we fix most often

Most people in Medway call us about steps & stairways because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Front steps that have sunk, tilted or pulled away from the house
  • Risers of different heights that trip people
  • Treads that hold water and freeze
  • Timber or railroad-tie steps rotting and collapsing
  • A steep slope with no safe way down
  • Loose stone steps that rock underfoot

What’s included

  • Excavation and compacted stone base or footing
  • Granite, bluestone, natural stone or block steps
  • Consistent riser heights and comfortable tread depth
  • Slight pitch on every tread for drainage
  • Tie-in to walkways, patios, walls and landings
  • Optional railings, lighting and landing pads

Above all, every one of those items is part of the price we quote, not an upsell. When we scope steps & stairways for a Medway property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Steps & Stairways works in Medway, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a steps & stairways job runs in Medway, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Measure the rise and run

We measure the total rise and available run so every riser is the same height and every tread is deep enough to be comfortable and safe.

02

Build the base

Steps get a compacted base or a footing below the frost line, because a step that moves is a step that hurts someone.

03

Set the steps

We set granite treads, bluestone on block, or full segmental block steps level with a forward pitch and tie them into the adjoining hardscape.

04

Finish the approach

We finish the landings, walkway connections, railings and lighting so the whole path is safe from the driveway to the door.

What drives the price

Honest answer: we price steps & stairways in Medway, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Number of steps and the total rise

Material: granite, bluestone, natural stone or block

Excavation, footing and base the site requires

Railings, lighting and landings added

When to schedule Steps & Stairways in Medway, MA

Step and stairway work runs spring through early winter. Front entry steps often take just a few days to replace. Stairways through a slope are usually part of a wall or patio project, so they book best when planned a season ahead. If steps are actively unsafe, call now; we prioritize hazards.

Signs it’s time to call

  • Steps have settled, tilted or separated from the house
  • Someone has already tripped or slipped
  • Treads hold water or ice in winter
  • Timber steps are rotting or loose

Steps & Stairways questions from Medway, MA customers

How much do steps & stairways cost in Medway, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for steps & stairways in Medway, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Granite, bluestone or block?
Solid granite treads are the most durable and classic. Bluestone treads on a block riser are elegant and cost less. Full block steps match a block patio or wall. All of them sit on the same base.
Why do my old steps keep sinking?
No base, or a base that holds water. Steps are heavy and need a compacted stone base or a frost-depth footing.
Can you replace just the front steps?
Yes. Entry step replacement is one of our most common projects and usually takes a few days.

More Steps & Stairways questions, answered

Do you install railings?
We coordinate railings with a fabricator and install them as part of the project when needed.
How tall should each riser be?
Six to seven inches is comfortable and safe outdoors. The most important thing is that every riser is the same height.
Can you build steps into a hill?
Yes. Stairways through slopes, often with a wall on one or both sides, are exactly the kind of project we build.

Medway history and geography

History

Medway was first settled in 1657 and was officially incorporated in 1713. At that time, Medway began as a farming community of two hundred thirty-three. It was not long before the water power of the Charles River and Chicken Brook stimulated the formation of cotton and paper mills, straw and boot factories, and a variety of cottage industries. Medway demonstrates the central importance of the Charles River and the thriving town that grew alongside it. Today, the one-room schoolhouses are gone and the country stores have moved to the mall, but the open town meetings continue.
After nearby Medfield was established as a town in 1651, an increasing number of newcomers settled on the land west of the Charles River. By 1712, this settlement west of the Charles had grown large enough to petition the Massachusetts General Court for the creation of a separate new town. That petition was granted, and the town of Medway incorporated on October 25, 1713. At its founding by Henry Garnsey, and for 170 years afterward, the town of Medway included the land that is now Millis. Eventually, the eastern section of the town, known as East Medway, separated in 1885 to form the town of Millis, and Medway assumed the shape it has today.

Geography

According to the United States Census Bureau, the town has a total area of 11.5 square miles (30 km²), of which 11.4 square miles (30 km²) is land and 0.1 square miles (0.26 km²) (0.78%) is water. Medway is the geographical center between Boston, Worcester, and Providence, which is purported by some to explain the origin of the name. However, like many New England cities and towns, it most likely derived its name from an English location, in this case, the region of Medway, England, or the River Medway. Likely both its geographical location and a nod to old England compelled the choice of town name.

Transportation

Both Route 109 and Route 126 pass through the town and serve as some of the main roads in the town. Interstate 495 shortly passes through the southwest corner of the town, but does not provide any exits. The closest exits are in nearby Bellingham and Milford.
The closest MBTA Commuter Rail service is at Forge Park/495, Franklin, and Norfolk stations on the Franklin/Foxboro Line. Until 1966, the Millis Branch served stations at Medway and West Medway.
