Compacted soil is why your lawn stopped improving

Looking for lawn aeration & overseeding in Bellingham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Lawn aeration and overseeding is the treatment for lawns that get mowing, feeding and water and still look thin. On the compacted, stony, clay-heavy ground common in this area, roots simply cannot push through the soil, so the grass stays shallow and struggles every summer. Bellingham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every lawn aeration & overseeding job in town.

We use a core aerator that pulls real plugs rather than a spike machine that just pokes holes. Then we overseed with a quality blend matched to the sun and shade on your property and follow with a starter feed. The seed lands in the holes where it has soil contact and moisture, and by the following spring the difference is obvious.

Why Bellingham, MA homeowners call Ten Four for Lawn Aeration & Overseeding

Bellingham stretches from the North Bellingham and Caryville villages on the Charles River down to the neighborhoods off Route 126 and Route 140. Interstate 495 also runs right through the middle of town. Most of our Bellingham work is residential: split-levels and colonials from the 1960s through the 1990s, newer developments off Hartford Avenue and Lake Street, and homes around Silver Lake. We also care for commercial properties on the Route 126 retail strip that need dependable year-round care.

Bellingham soils are generally sandier and stonier than the towns east of us, with fast-draining outwash near the Charles River and its ponds and heavier till on the uplands. Fast drainage sounds like a good thing until the lawn browns out in a dry July and the mulch beds bake. So soil building, watering habits and the right plant choices matter more here than almost anywhere else we work.

Lawn Aeration & Overseeding benefits for Bellingham, MA properties

  • Roots grow deeper, so the lawn survives summer heat
  • Thin areas fill in with the right grass for the spot
  • Fertilizer and water reach the roots instead of running off
  • Thatch breaks down and the soil starts to improve
  • A visibly thicker lawn by the following spring

Problems we fix most often

Most people in Bellingham call us about lawn aeration & overseeding because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Water runs off the lawn instead of soaking in
  • Thin, patchy grass despite fertilizer and watering
  • Thick thatch and hard, compacted soil
  • Bare spots that never fill in
  • Moss and weeds moving into weak areas
  • Spike aeration or cheap seed that produced nothing

What’s included

  • Core aeration across the entire lawn
  • Overseeding with a quality sun or shade blend
  • Starter fertilizer to establish the new seed
  • Watering instructions for the first weeks
  • Optional slice seeding for badly thinned areas
  • Optional lime or compost topdressing

Above all, every one of those items is part of the price we quote, not an upsell. When we scope lawn aeration & overseeding for a Bellingham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Lawn Aeration & Overseeding works in Bellingham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a lawn aeration & overseeding job runs in Bellingham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Check the lawn

We look at the soil, thatch, sun and shade and the grass already there, and recommend seed and any added steps like lime or topdressing.

02

Core aerate

A core aerator pulls plugs across the whole lawn, relieving compaction and opening the soil. The plugs break down in a week or two.

03

Overseed and feed

Quality seed goes down right after aeration so it lands in the holes, followed by a starter fertilizer.

04

Water and wait

You keep the seed moist for two to three weeks. By spring the new grass has taken hold and the lawn looks noticeably thicker.

What drives the price

Honest answer: we price lawn aeration & overseeding in Bellingham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Lawn square footage

Seed blend and seeding rate needed

Add-ons like slice seeding, lime or compost

Bundling with a fertilizer program

When to schedule Lawn Aeration & Overseeding in Bellingham, MA

Late August through early October is the window: warm soil, cooler air, fewer weeds germinating and time for roots to establish before winter. Spring aeration works for compaction but seeding competes with crabgrass, so fall is the right call for most lawns. Book by August.

Signs it’s time to call

  • Water pools or runs off instead of soaking in
  • The lawn stays thin even though you feed and water it
  • A screwdriver is hard to push into the soil
  • Thatch is more than half an inch thick

Lawn Aeration & Overseeding questions from Bellingham, MA customers

How much does lawn aeration & overseeding cost in Bellingham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for lawn aeration & overseeding in Bellingham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is the difference between core and spike aeration?
Core aeration removes plugs of soil and relieves compaction. Spike aeration pushes soil aside and can make compaction worse. We only core aerate.
When is the best time to aerate and overseed?
Late August through early October. Spring works for aeration alone, but fall is when seed establishes best.
How long until I see results?
New grass germinates in two to three weeks. The lawn looks thicker by late fall and dramatically better the following spring.

More Lawn Aeration & Overseeding questions, answered

Do I need to water after overseeding?
Yes, lightly and often for the first two to three weeks. We give you a simple schedule.
Should I leave the plugs on the lawn?
Yes. They break down within a couple of weeks and return soil and nutrients to the lawn.
Is it worth doing every year?
For compacted or heavily used lawns, annual fall aeration and overseeding is one of the best investments you can make. Healthy lawns can go every other year.

Bellingham history and geography

History

The area of the town south of the Charles River constituted the southwestern corner of the Dedham Grant, which sprouted much of what has become Norfolk County. The land was swampy, and the town of Dedham did not believe it worthy of settlement. The area north of the river would be purchased by Edward Rawson, and due to the settlement of borders with the surrounding communities, these two areas would eventually merge. Most of the land to be called Bellingham was originally a portion of Dedham.
The first land bought in Bellingham that was Dedham was purchased in 1696 by a man who believed that that government is best which governs least. By 1713, there were enough citizens to warrant village meetings in the area. By 1718, the village petitioned for separation, and the town officially incorporated on November 27, 1719. The village was originally named "Westham" (short for "West Dedham"), but at the time of incorporation, its name was changed to Bellingham without record of the benefactor. The town is named for Richard Bellingham, an early governor of the Massachusetts Bay Colony.
The town was founded with a Pilgrim (Congregationalist) meeting house, like all the towns in the colony at the time. However, this church would dissolve before the middle of the century, replaced with a Baptist church. John Leland, a Baptist minister, who was a major supporter of James Madison and the First Amendment to the Constitution, was baptized in Bellingham's Baptist church in 1775.

Geography and transportation

According to the United States Census Bureau, the town has a total area of 19.0 square miles (49.2 km²), of which 18.5 square miles (47.9 km²) is land and 0.5 square mile (1.3 km) (2.58%) is water. The town's mean elevation is 293 feet (89 m) above sea level.
Bellingham is located at the southwestern corner of Norfolk County, just northwest of the northeastern corner of Rhode Island. It is bordered by Medway on the north, Franklin to the east, Wrentham to the southeast; Woonsocket, Rhode Island, on the south; and Blackstone, Hopedale and Mendon to the west, and Milford to the northwest. Bellingham is 23 miles (37 km) southeast of Worcester, 30 miles (50 km) southwest of Boston, and 20 miles (30 km) north of Providence.

Education

As of 2024, there are two elementary schools (Stallbrook, and DiPietro), one middle school (Bellingham Memorial), and two high schools (Bellingham High School and Keough Memorial Academy). The Clara Macy Elementary school was closed before the start of the 2015–2016 school year and was demolished the following year. The children who attended Clara Macy school in the 2014–2015 school year were divided geographically between the remaining two elementary schools. Joseph F. DiPietro Elementary School was formally known as South Elementary school for the majority of its history.
In 2019, Bellingham High School ranked 205 in Massachusetts as a result many families elect to school choice to nearby towns of Medway and Holliston or go to private and technical schools, Tri-County in Franklin, Blackstone Valley Tech in Upton, and Mount St. Charles in Woonsocket, RI. Bellingham High's sports teams have competed in the Tri-Valley League since the leagues induction in 1966. Bellingham is known for producing good baseball, softball and football teams and are not considered an easy win in other sports by the other members of the league.
