Base depth is why some patios last and others heave

Looking for patios & walkways in Medway, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about twenty minutes away.

Patios and walkways are the most-used part of a landscape and the most visible when they fail. Pavers that heave, joints full of weeds, edges that spread and puddles by the door all trace back to the same thing. It is what the installer did, or skipped, under the surface. Medway homeowners have relied on us as their local landscaper for years. So we bring that same approach to every patios & walkways job in town.

We spend most of a patio job below grade. Excavation to undisturbed subgrade, then a crushed-stone base compacted in lifts to the depth the soil requires, then a screeded setting bed. Finally, the pavers or bluestone you chose, locked in with edge restraint and polymeric sand. The pretty part is the easy part once the base is right.

Why Medway, MA homeowners call Ten Four for Patios & Walkways

Medway is a family-oriented town on the Charles River, north of Franklin. Its neighborhoods range from the historic homes of Medway Village along Village Street to ranch and colonial subdivisions off Route 109, Holliston Street and Winthrop Street. Lots here tend to be flatter and more open than in the ledge-heavy towns to the south, and many homeowners have real yards to work with. That makes Medway a great place for patios, lawns and plantings done right the first time.

The Charles River and Chicken Brook shape the ground in Medway. Soil near the river is sandy and drains fast, while the inland neighborhoods often sit on compacted till or old farmland with a hard layer under the topsoil. Both create lawn and drainage problems that look identical on the surface and need completely different fixes. That is why we check the soil and watch how water moves across the property before we recommend anything.

Patios & Walkways benefits for Medway, MA properties

  • A surface that stays flat through decades of freeze and thaw
  • Weeds and ants kept out of the joints
  • Water directed away from the house instead of toward it
  • Outdoor living space you use all season
  • Real value added to the property

Problems we fix most often

Most people in Medway call us about patios & walkways because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • Pavers that heave and sink after the first winter
  • Weeds and ants coming up through the joints
  • Water pooling on the patio or running toward the foundation
  • Edges spreading because nothing restrains them
  • A walkway built on soil instead of a compacted stone base
  • A front walk too narrow, too steep or slick with ice

What’s included

  • Excavation to undisturbed subgrade
  • Compacted crushed-stone base built in lifts
  • Screeded setting bed and paver or bluestone surface
  • Edge restraint around the entire perimeter
  • Polymeric sand joints
  • Grading tied into the property’s drainage

Above all, every one of those items is part of the price we quote, not an upsell. When we scope patios & walkways for a Medway property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Patios & Walkways works in Medway, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a patios & walkways job runs in Medway, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Excavate to subgrade

We dig down to undisturbed soil rather than building on fill or topsoil. Frost moves anything set on soil; it cannot move a proper depth of compacted stone.

02

Build and compact the base

We install crushed stone and compact it in lifts to the depth the soil and use require. This base is what keeps the surface flat for decades.

03

Screed and lay the surface

A screeded setting bed carries the pavers or stone, laid to pattern with tight joints and a grade that sends water away from the house.

04

Restrain and lock the joints

Edge restraint locks the perimeter so the field cannot spread, and polymeric sand fills the joints to resist weeds and washout.

What drives the price

Honest answer: we price patios & walkways in Medway, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Square footage and the paving material chosen

Excavation depth and how much base the soil requires

Cuts, curves, borders and inlays in the pattern

Access for equipment and material delivery

When to schedule Patios & Walkways in Medway, MA

We build hardscape in almost any frost-free month, from April through early December. Spring and early fall fill up first, so plan a season ahead if you want a specific window. A patio built in October is ready for the first warm weekend in April.

Signs it’s time to call

  • An existing patio has heaved, sunk or become uneven
  • Water pools on the surface or runs toward the house
  • Pavers are shifting and joints are full of weeds
  • You want an outdoor space that will actually last

Patios & Walkways questions from Medway, MA customers

How much do patios & walkways cost in Medway, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for patios & walkways in Medway, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Pavers or bluestone?
Pavers offer more patterns and colors at a lower material cost. Bluestone is a natural stone with a classic New England look and a higher price. Both last for decades on a proper base.
How deep does the base need to be?
It depends on the soil. On the stony, clay-heavy ground common here we typically compact six to eight inches or more of crushed stone, more for driveways and poor soils.
Why did my old patio heave?
Almost always a shallow or poorly compacted base, or water trapped under the surface. Frost lifts anything built on soil.

More Patios & Walkways questions, answered

Can you fix an existing patio?
Sometimes. If the base is sound, we can re-lay the surface. If the base is the problem, the honest fix is to rebuild it.
How wide should a front walkway be?
At least four feet so two people can walk side by side, and wider at the entry. We also look at slope so it does not become an ice sheet in January.
How long does a patio take?
Most patios and walkways take three days to a week depending on size, access and the pattern.

Medway history and geography

History

Medway was first settled in 1657 and was officially incorporated in 1713. At that time, Medway began as a farming community of two hundred thirty-three. It was not long before the water power of the Charles River and Chicken Brook stimulated the formation of cotton and paper mills, straw and boot factories, and a variety of cottage industries. Medway demonstrates the central importance of the Charles River and the thriving town that grew alongside it. Today, the one-room schoolhouses are gone and the country stores have moved to the mall, but the open town meetings continue.
After nearby Medfield was established as a town in 1651, an increasing number of newcomers settled on the land west of the Charles River. By 1712, this settlement west of the Charles had grown large enough to petition the Massachusetts General Court for the creation of a separate new town. That petition was granted, and the town of Medway incorporated on October 25, 1713. At its founding by Henry Garnsey, and for 170 years afterward, the town of Medway included the land that is now Millis. Eventually, the eastern section of the town, known as East Medway, separated in 1885 to form the town of Millis, and Medway assumed the shape it has today.

Geography

According to the United States Census Bureau, the town has a total area of 11.5 square miles (30 km²), of which 11.4 square miles (30 km²) is land and 0.1 square miles (0.26 km²) (0.78%) is water. Medway is the geographical center between Boston, Worcester, and Providence, which is purported by some to explain the origin of the name. However, like many New England cities and towns, it most likely derived its name from an English location, in this case, the region of Medway, England, or the River Medway. Likely both its geographical location and a nod to old England compelled the choice of town name.

Transportation

Both Route 109 and Route 126 pass through the town and serve as some of the main roads in the town. Interstate 495 shortly passes through the southwest corner of the town, but does not provide any exits. The closest exits are in nearby Bellingham and Milford.
The closest MBTA Commuter Rail service is at Forge Park/495, Franklin, and Norfolk stations on the Franklin/Foxboro Line. Until 1966, the Millis Branch served stations at Medway and West Medway.
