A new lawn is ninety percent soil work

Looking for lawn installation in Bellingham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Lawn installation is where a lot of money goes to waste, because the grass is the last and least expensive part. New construction lots, properties torn up by a pool or septic project, and old lawns beyond saving all have the same problem. Nobody ever prepared the soil under them to grow grass. Bellingham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every lawn installation job in town.

We start with the ground: rough and finish grading so water moves away from the house, and screened loam at real depth. Then come lime and amendments based on a soil test, and relief of the compaction left by construction equipment. Then we install the lawn the right way for the site and budget: sod for instant results, or seed or hydroseed for larger areas. You also get a simple watering plan so it establishes.

Why Bellingham, MA homeowners call Ten Four for Lawn Installation

Bellingham stretches from the North Bellingham and Caryville villages on the Charles River down to the neighborhoods off Route 126 and Route 140. Interstate 495 also runs right through the middle of town. Most of our Bellingham work is residential: split-levels and colonials from the 1960s through the 1990s, newer developments off Hartford Avenue and Lake Street, and homes around Silver Lake. We also care for commercial properties on the Route 126 retail strip that need dependable year-round care.

Bellingham soils are generally sandier and stonier than the towns east of us, with fast-draining outwash near the Charles River and its ponds and heavier till on the uplands. Fast drainage sounds like a good thing until the lawn browns out in a dry July and the mulch beds bake. So soil building, watering habits and the right plant choices matter more here than almost anywhere else we work.

Lawn Installation benefits for Bellingham, MA properties

  • A lawn that establishes quickly on soil built to support it
  • Grading that solves drainage problems while building the lawn
  • Instant results with sod, or cost-effective coverage with seed and hydroseed
  • Fewer weeds, less watering and healthier grass long-term
  • A finished property instead of a dirt lot

Problems we fix most often

Most people in Bellingham call us about lawn installation because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A builder lawn seeded onto two inches of loam over fill
  • Bare and thin areas that never filled in
  • Standing water and ruts from bad grading
  • Sod that dried out and lifted because the soil under it was dead
  • A yard torn up by a pool, septic or construction project
  • Weeds outcompeting new seed

What’s included

  • Rough and finish grading for drainage
  • Screened loam installed at the correct depth
  • Soil test with lime and amendments
  • Sod, seed or hydroseed installation
  • Starter fertilizer and erosion control where needed
  • Watering and first-mow instructions

Above all, every one of those items is part of the price we quote, not an upsell. When we scope lawn installation for a Bellingham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Lawn Installation works in Bellingham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a lawn installation job runs in Bellingham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Fix the grade

Water has to move away from the house and off the lawn. We set the grade before anything else.

02

Build the soil

Screened loam at the right depth, lime and amendments from the soil test, and compaction relieved so roots can go down.

03

Install the lawn

Sod for instant coverage, seed or hydroseed for larger areas or budgets, with a starter feed and erosion control on slopes.

04

Establish it

You follow a short watering schedule, we advise on the first mow, and within a season it is a real lawn.

What drives the price

Honest answer: we price lawn installation in Bellingham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Square footage of new lawn

Amount of grading, loam and amendment the soil needs

Sod versus seed versus hydroseed

Access, slopes and erosion control

When to schedule Lawn Installation in Bellingham, MA

Sod can go in through most of the growing season with water. Seed and hydroseed establish best from late August through early October, or in spring once the soil warms. New construction lawns should go in as soon as the site work wraps up so the soil does not erode or grow weeds all summer.

Signs it’s time to call

  • A new home with a builder lawn that never took
  • A yard torn up by construction, a pool or a septic replacement
  • More weeds and bare ground than grass
  • You want a real lawn this year, not a three-year recovery project

Why choose Ten Four for Lawn Installation in Bellingham, MA

Certainly, plenty of people will quote you lawn installation in Bellingham. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • Soil first — grading, loam and amendments before any grass goes down.
  • Sod, seed or hydroseed — the right method for the site and budget, not one-size-fits-all.
  • Established, not just installed — watering and first-mow guidance until the lawn is on its own.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Bellingham from our yard at 2570 West St in Wrentham, about fifteen minutes away.
  • Everything in writing — a free written estimate with the scope spelled out before any work starts.

Our Wrentham yard is a short drive from any Bellingham address. That holds whether you are near the Franklin line, up in North Bellingham or out toward the Blackstone and Milford borders.

Lawn Installation questions from Bellingham, MA customers

How much does lawn installation cost in Bellingham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for lawn installation in Bellingham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
Sod, seed or hydroseed?
Sod is instant and best for small to medium areas. Seed is the most economical for large areas and gives the widest choice of grass. Hydroseed covers large areas fast with good germination. We recommend based on the site, the season and your budget.
How much loam does a new lawn need?
Four to six inches of screened loam over a properly graded base for most lawns. Thin loam over fill is why builder lawns fail.
How long until I can use the lawn?
Sod is walkable in a couple of weeks and fully rooted in about a month. Seed and hydroseed take four to eight weeks to establish and a full season to mature.

More Lawn Installation questions, answered

Do you fix drainage as part of the lawn?
Yes. Grading is the first step of every lawn installation, and we add surface or subsurface drainage where the property needs it.
Will I need irrigation?
Not always, but new lawns need consistent water to establish. We give you a schedule, and irrigation makes it much easier on large lawns.
Can you replace an old, weedy lawn?
Yes. We remove or kill the old lawn, correct the soil and grade, and install new turf.

Bellingham history and geography

History

The area of the town south of the Charles River constituted the southwestern corner of the Dedham Grant, which sprouted much of what has become Norfolk County. The land was swampy, and the town of Dedham did not believe it worthy of settlement. The area north of the river would be purchased by Edward Rawson, and due to the settlement of borders with the surrounding communities, these two areas would eventually merge. Most of the land to be called Bellingham was originally a portion of Dedham.
The first land bought in Bellingham that was Dedham was purchased in 1696 by a man who believed that that government is best which governs least. By 1713, there were enough citizens to warrant village meetings in the area. By 1718, the village petitioned for separation, and the town officially incorporated on November 27, 1719. The village was originally named "Westham" (short for "West Dedham"), but at the time of incorporation, its name was changed to Bellingham without record of the benefactor. The town is named for Richard Bellingham, an early governor of the Massachusetts Bay Colony.
The town was founded with a Pilgrim (Congregationalist) meeting house, like all the towns in the colony at the time. However, this church would dissolve before the middle of the century, replaced with a Baptist church. John Leland, a Baptist minister, who was a major supporter of James Madison and the First Amendment to the Constitution, was baptized in Bellingham's Baptist church in 1775.

Geography and transportation

According to the United States Census Bureau, the town has a total area of 19.0 square miles (49.2 km²), of which 18.5 square miles (47.9 km²) is land and 0.5 square mile (1.3 km) (2.58%) is water. The town's mean elevation is 293 feet (89 m) above sea level.
Bellingham is located at the southwestern corner of Norfolk County, just northwest of the northeastern corner of Rhode Island. It is bordered by Medway on the north, Franklin to the east, Wrentham to the southeast; Woonsocket, Rhode Island, on the south; and Blackstone, Hopedale and Mendon to the west, and Milford to the northwest. Bellingham is 23 miles (37 km) southeast of Worcester, 30 miles (50 km) southwest of Boston, and 20 miles (30 km) north of Providence.

Education

As of 2024, there are two elementary schools (Stallbrook, and DiPietro), one middle school (Bellingham Memorial), and two high schools (Bellingham High School and Keough Memorial Academy). The Clara Macy Elementary school was closed before the start of the 2015–2016 school year and was demolished the following year. The children who attended Clara Macy school in the 2014–2015 school year were divided geographically between the remaining two elementary schools. Joseph F. DiPietro Elementary School was formally known as South Elementary school for the majority of its history.
In 2019, Bellingham High School ranked 205 in Massachusetts as a result many families elect to school choice to nearby towns of Medway and Holliston or go to private and technical schools, Tri-County in Franklin, Blackstone Valley Tech in Upton, and Mount St. Charles in Woonsocket, RI. Bellingham High's sports teams have competed in the Tri-Valley League since the leagues induction in 1966. Bellingham is known for producing good baseball, softball and football teams and are not considered an easy win in other sports by the other members of the league.
