Water always wins unless you give it somewhere to go

Looking for water drainage solutions in Bellingham, MA? Ten Four Landscape & Construction has handled it for homeowners, business owners and property managers across Norfolk County since 2012. Our Wrentham yard is also about fifteen minutes away.

Water drainage solutions are the most underrated work we do, and often the first thing that should happen on a property. On the ledge, clay and high water tables around here, a yard that stays wet is not a lawn problem or a landscaping problem. It is a water problem, and everything else fails until you solve it. Bellingham homeowners have relied on us as their local landscaper for years. So we bring that same approach to every water drainage solutions job in town.

We start by watching where the water actually goes: roof runoff, surface flow across the lawn, groundwater in the low spots, neighbors uphill. Then we build the fix: regrading to move surface water away from the foundation, French drains to intercept groundwater, and catch basins and pipe to carry it. Dry wells or daylight outlets release it, and downspout lines stop the roof from dumping next to the basement.

Why Bellingham, MA homeowners call Ten Four for Water Drainage Solutions

Bellingham stretches from the North Bellingham and Caryville villages on the Charles River down to the neighborhoods off Route 126 and Route 140. Interstate 495 also runs right through the middle of town. Most of our Bellingham work is residential: split-levels and colonials from the 1960s through the 1990s, newer developments off Hartford Avenue and Lake Street, and homes around Silver Lake. We also care for commercial properties on the Route 126 retail strip that need dependable year-round care.

Bellingham soils are generally sandier and stonier than the towns east of us, with fast-draining outwash near the Charles River and its ponds and heavier till on the uplands. Fast drainage sounds like a good thing until the lawn browns out in a dry July and the mulch beds bake. So soil building, watering habits and the right plant choices matter more here than almost anywhere else we work.

Water Drainage Solutions benefits for Bellingham, MA properties

Problems we fix most often

Most people in Bellingham call us about water drainage solutions because something has already gone wrong. Others, meanwhile, want to make sure it never does. In short, these are the issues we see most often. Every one of them is also preventable when we do the work right the first time:

  • A basement that takes water every spring
  • A lawn too soggy to mow until June
  • Water pooling against the foundation after every storm
  • Mulch and soil washing out of the beds
  • Ice forming on the walkway or driveway from runoff
  • A patio or wall that heaved because water sat under it

What’s included

  • Drainage assessment and a written plan
  • Regrading to move water away from the house
  • French drains and curtain drains
  • Catch basins, channel drains and solid pipe
  • Dry wells and daylight outlets
  • Downspout extensions and underground gutter lines

Above all, every one of those items is part of the price we quote, not an upsell. When we scope water drainage solutions for a Bellingham property, we spell out exactly what you get. So there are no surprises on the invoice, and no corners cut where you cannot see them.

How Water Drainage Solutions works in Bellingham, MA

We keep the process simple and predictable so you always know what is happening and what comes next. Here is how a water drainage solutions job runs in Bellingham, MA with Ten Four, from the first call to the final walkthrough. The owner is also reachable at every step.

01

Find the source

We watch how water moves across the property, from the roof, the surface and below ground, so the fix addresses the cause instead of the symptom.

02

Design the system

A plan combining grading, drains, basins and outlets, with pipe sizes and routes and a written price.

03

Install it

Our own equipment trenches, sets pipe with proper pitch, installs basins and outlets and backfills with drainage stone where it matters.

04

Restore the surface

We put the lawn, beds and hardscape back so the only evidence of the work is a dry yard.

What drives the price

Honest answer: we price water drainage solutions in Bellingham, MA by the job rather than off a rate card. Why? Because no two properties are the same. Generally, anyone who quotes a firm price over the phone without seeing the site is guessing. That guess usually turns into a change order later. So here are a few of the things that move the price up or down:

Length of drains and pipe and the number of basins

Excavation depth and whether there is ledge

Where the water can go: daylight, dry well or storm system

Restoration of lawn, beds and hardscape afterward

When to schedule Water Drainage Solutions in Bellingham, MA

Drainage work runs from the spring thaw until the ground freezes, and spring is when the problems are most visible. Diagnosing in spring and building in summer or early fall is a good sequence, but if water is entering the house, we treat it as a priority.

Signs it’s time to call

  • Water in the basement or crawl space after rain or thaw
  • Standing water on the lawn days after a storm
  • Erosion in beds, along the driveway or down a slope
  • Ice on walks and driveways every winter

Why choose Ten Four for Water Drainage Solutions in Bellingham, MA

Certainly, plenty of people will quote you water drainage solutions in Bellingham. But here is what you get with Ten Four Landscape & Construction that you do not get everywhere else:

  • We diagnose before we dig — the fix targets where the water actually comes from.
  • The right combination — grading, drains, basins and outlets, not one product for every problem.
  • Restored, not just trenched — the yard goes back together when the system is in.
  • Licensed, insured and local since 2012 — the same owner-operator since day one. We also serve Bellingham from our yard at 2570 West St in Wrentham, about fifteen minutes away.

Water Drainage Solutions questions from Bellingham, MA customers

How much do water drainage solutions cost in Bellingham, MA?
It depends on the size of the property, site access and the materials involved, as well as the season. Estimates for water drainage solutions in Bellingham, MA are free and in writing. Seth also walks the property with you first, so the number reflects the real job, not a guess.
What is a French drain?
A trench with a perforated pipe surrounded by drainage stone that intercepts groundwater or surface water and carries it to an outlet. It is the workhorse of yard drainage when you build and pitch it correctly.
Where does the water go?
To a daylight outlet on a slope, a dry well that lets it soak into the ground, or in some cases a storm drain. We choose based on the property and local rules.
Can drainage fix my wet basement?
Often, yes. Most basement water comes from surface water and roof runoff sitting against the foundation. Regrading and downspout lines fix many of these cases; interior systems are a separate trade.

More Water Drainage Solutions questions, answered

Will you tear up my whole yard?
We dig trenches with compact equipment, then restore the lawn and beds afterward. The yard looks better than before within a few weeks.
How long does a drainage project take?
A downspout line or a single French drain is a day or two. A full system with regrading and basins may take a week.
Is a permit needed?
Sometimes, especially near wetlands or when connecting to a storm system. We check and handle it.

Bellingham history and geography

History

The area of the town south of the Charles River constituted the southwestern corner of the Dedham Grant, which sprouted much of what has become Norfolk County. The land was swampy, and the town of Dedham did not believe it worthy of settlement. The area north of the river would be purchased by Edward Rawson, and due to the settlement of borders with the surrounding communities, these two areas would eventually merge. Most of the land to be called Bellingham was originally a portion of Dedham.
The first land bought in Bellingham that was Dedham was purchased in 1696 by a man who believed that that government is best which governs least. By 1713, there were enough citizens to warrant village meetings in the area. By 1718, the village petitioned for separation, and the town officially incorporated on November 27, 1719. The village was originally named "Westham" (short for "West Dedham"), but at the time of incorporation, its name was changed to Bellingham without record of the benefactor. The town is named for Richard Bellingham, an early governor of the Massachusetts Bay Colony.
The town was founded with a Pilgrim (Congregationalist) meeting house, like all the towns in the colony at the time. However, this church would dissolve before the middle of the century, replaced with a Baptist church. John Leland, a Baptist minister, who was a major supporter of James Madison and the First Amendment to the Constitution, was baptized in Bellingham's Baptist church in 1775.

Geography and transportation

According to the United States Census Bureau, the town has a total area of 19.0 square miles (49.2 km²), of which 18.5 square miles (47.9 km²) is land and 0.5 square mile (1.3 km) (2.58%) is water. The town's mean elevation is 293 feet (89 m) above sea level.
Bellingham is located at the southwestern corner of Norfolk County, just northwest of the northeastern corner of Rhode Island. It is bordered by Medway on the north, Franklin to the east, Wrentham to the southeast; Woonsocket, Rhode Island, on the south; and Blackstone, Hopedale and Mendon to the west, and Milford to the northwest. Bellingham is 23 miles (37 km) southeast of Worcester, 30 miles (50 km) southwest of Boston, and 20 miles (30 km) north of Providence.

Education

As of 2024, there are two elementary schools (Stallbrook, and DiPietro), one middle school (Bellingham Memorial), and two high schools (Bellingham High School and Keough Memorial Academy). The Clara Macy Elementary school was closed before the start of the 2015–2016 school year and was demolished the following year. The children who attended Clara Macy school in the 2014–2015 school year were divided geographically between the remaining two elementary schools. Joseph F. DiPietro Elementary School was formally known as South Elementary school for the majority of its history.
In 2019, Bellingham High School ranked 205 in Massachusetts as a result many families elect to school choice to nearby towns of Medway and Holliston or go to private and technical schools, Tri-County in Franklin, Blackstone Valley Tech in Upton, and Mount St. Charles in Woonsocket, RI. Bellingham High's sports teams have competed in the Tri-Valley League since the leagues induction in 1966. Bellingham is known for producing good baseball, softball and football teams and are not considered an easy win in other sports by the other members of the league.
